Hello,

I have to ask you an important question.
We would get the opportunity to purchase a plot of land cheaply.
However, this plot of land is very narrow.

That means the plot is about 16 meters wide at the front part.

In this case, a building setback of 3 meters must be maintained on the sides.

Does this apply only to the main house, and can I build a garage or a carport, or is that also not allowed?

Hello Pohnsa!! I can't really help you much but maybe give you a tip. The best thing is to ask at the building authority of the municipality, you can definitely inquire there. Cheers.

Thank you for the quick response. I just thought that there were no differences nationwide, but I was apparently mistaken. Otherwise, the building distance is only 2.5m required and on this property already 3m! But if you also cannot build on this with a garage and carport, then it really looks bad.

As a rule, the required minimum distance to the neighbor parallel to the boundary is 3.00m.
This can under certain circumstances be reduced with the neighbor's consent (registration of a construction easement), if the neighbor is willing to maintain a correspondingly greater distance.
There may also be the possibility to build up to the boundary, but the neighbor must also be willing in this case. Here, too, the registration of a construction easement as well as the approval of the local building authority/building department is required.
In both cases, however, you should inquire beforehand at the local building authority.

Outbuildings (garages, carports, sheds, etc.) are generally allowed to be built up to the boundary with a maximum height of 3.00m.
The permitted extent (length of boundary development, built-up area, etc.) is regulated differently in the various federal states and their state building codes.
In this regard, be sure to inquire at the local building authority, as I do not know in which federal state you live or want to build.

Yes, that helped me a lot. Since the plot is very narrow at the front and the building authority also wants an appropriate width of the house, which would not be a problem so far, we could otherwise no longer decide on a garage that we want to build ourselves afterwards. We live in Dresden, so in Saxony. The distance to the border is 3m. If this distance can be undercut for a garage as long as the height does not exceed 3m, it should not be a problem. Nevertheless, I will inform myself again beforehand.
