Two plots of land: Build one of them efficiently

Hello everyone,

there are 2 building plots. The attached photo reflects the size of both plots together. In the middle, at about 13.40 m in width, runs the boundary. We are the owners of both plots and would like to build on the right one: In the east, a double garage with a width of 6 m is to be built, followed by the house with a width of 7.50 m. We plan to shift the property boundary slightly to the left accordingly. It is important to us that the left plot remains separate and at least the possibility exists to build a very narrow house. Do you have any other ideas?

Well .... 6 plus 7.5 = 13.5 plus 1x3 as the distance limit from your house to the west plus 2x3 as distance limits from a second house = 22.5 ... that means the second house could still be 4.3 m wide.

The consequence would be to develop your total 643 sqm in such a way that later a second house as a semi-detached half-house is attached.

In what way? Very little input to guess something… or rather, one has to guess now! Is there nothing around except the street? Countryside? I'll be a spoilsport: With your plan, leaving 26.8 meters width, the other property still has 10.3 meters if I assume a 3-meter setback area. This means the other house could be 4 meters wide. What about the floor area ratio/building coverage ratio? How much is actually allowed to be built over? Is that enough for 2 houses? Or is 240 sqm plot enough for one house?

You want to build a double garage with a width of 6 m on the eastern of two plots, each 13.40 m wide, on the neighboring property line, which is permitted at the boundary; and subsequently build a 7.50 m wide house that would encroach by 10 cm onto the existing boundary between your two plots. Shifting the boundary by 10 cm would be necessary for this, if the plots are buildable as "D" or "E/D"; but that would probably be a record for surveying costs per square meter gained. Then you should be glad that "our" expert here is no longer active, otherwise he would probably have laughed himself to death. If the buildability is only "E," the boundary would have to be shifted by as much as 2.60 m (BaWü) or 3.10 m, and the buyer of the remaining plot would be left with 10.80 / 10.30 m plot width or 5.80 / 4.30 m house width. All these figures are based on compatible minimum building setbacks and house heights, naturally. And the operation must also be permissible: this would result in 247 to 259 sqm of land, whereas some development plans, for example, require 300 sqm. To me, this reads very much like a harebrained idea.

First of all, thank you for your answers.

It is in BW and a minimum boundary distance of 2.50 m must be maintained. 10.30 m width would remain for the left house in this situation. Depending on the setback area, there would still be a width of up to 5.30 m left for another, very small house. Around it on the north, west and east sides are other properties that are already built on. It would also be conceivable to build the house on the right with only 7 m width.

For everyone wondering why one would come up with such an idea: If the house is to be sold, there would be an additional plot for sale, which would bring in more revenue. As of today, it is uncertain whether this will become the retirement residence or if there will still be a spatial change.

Again: what are the floor area ratio and plot ratio? You have to adhere to the development plan … and now telling everything here in a piece-by-piece manner… no one in a forum really wants that.
