What stands out to the self-builder, or owners, in this building description? Apart from the outdoor area, of course.

General

... constructs your house as part of a semi-detached house in solid construction while observing official regulations and requirements and complying with the technical and building physics proofs. The houses are planned and built according to the Energy Saving Ordinance 2009. The basis for execution is the building and site plans to be notarized. The semi-detached house is built according to the provisions of the more specific descriptions in detail (see below) on a continuous, undivided base slab with continuous composite thermal insulation system as well as a continuous uniform roof surface.

1. Earthworks

1.1 Removal of topsoil in the house area and temporary storage. 1.2 Excavation for foundations and pipe trench. 1.3 Backfilling of the working space with existing soil.

2. House Connections

Laying and connections of supply lines (gas, electricity, water, wastewater) to the public supply network, including laying the line for the telephone connection. The provision of the telephone termination point line technology (worktop) is done by the buyer in coordination with the network provider. Concentrated laying of the house connections in the house connection room. The connections to the public supply as well as the house connection fees (except telephone) are included in the purchase price.

3. Foundations and Base Slab

3.1 Frost skirt in in-situ concrete; load-bearing base slab made of reinforced concrete in in-situ concrete according to static calculations and regulations. 3.2 Each semi-detached house receives a continuous foundation and base slab. A horizontal waterproofing was applied on the base slab. 3.3 Two layers of PE foil (thickness = 0.2 mm) are laid as a cleanliness layer beneath the base slab.

4. Ceilings

4.1 The ground floor ceiling as reinforced concrete slab, ceiling thickness according to static requirements. 4.2 The upper floor ceiling is made as a suspended gypsum plasterboard ceiling with single covering. The suspension is done on the lower chords of the roof truss construction. 4.3 The joints of the ground and upper floor ceilings are closed in a wallpaperable manner.

5. Walls

5.1 Exterior walls The solid exterior walls from the ground floor according to planning and statics from calcium silicate masonry. The partition walls between the houses are made of calcium silicate with an air gap according to planning. Horizontal waterproofing is applied between the base slab and the rising masonry using bitumen roofing membrane. In the exterior area, a vertical waterproofing about 60 cm high is applied in the splash water area using plastic-modified bitumen thick coating (KMB, quality, value and usability as the brand Deitermann or Bornit) against non-pressing water. Each semi-detached house is executed as a connected insulation system. The separation joints between the houses are covered with a continuous composite thermal insulation system. Insulation thickness according to Energy Saving Ordinance. Top plaster as synthetic resin plaster/silicone resin plaster with grain size approx. 2 mm. Color design of façade and base according to color sample... (light reflectance value up to C2). Arrangement of expansion joints according to static requirements. 5.2 Interior walls Non-load-bearing interior walls are built from solid gypsum boards. Load-bearing interior walls made of calcium silicate according to planning.

6. Wall and Floor Coverings

6.1 Screed coverings The rooms on the ground floor receive screed (with construction for underfloor heating) with thermal and impact sound insulation. The rooms on the upper floor receive screed (with construction for underfloor heating) with impact sound insulation. Tiled areas as fiber cement screed. 6.2 Tiling works: At least five floor or wall tiles are submitted for pattern selection. Standard material price incl. VAT: up to €20.00/m² (possible standard dimensions: wall tiles 20 - 30 cm, floor tiles 25 - 35 cm) Hallway, utility room, entrance/dining: ceramic floor tiles, surrounding tile skirting. WC ground floor: ceramic floor tiles, wall tiles approx. 160 cm high Bathroom upper floor: ceramic floor tiles. Wall tiles up to approx. door upper edge (exact height depending on tile format), room-high in the shower area. The bathroom receives surface waterproofing using a coating system (according to manufacturer specifications) on the floor and on the wall in the splash water area of the bathtub and shower. Kitchen: ceramic floor tiles; tile skirting for areas without equipment, tile backsplash over the work surfaces from 90 cm height, 60 cm high tiled (per house max. 6 m). 6.3 Floor coverings: Color fans with at least 5 colors for two types of floor coverings (velour and loop) are submitted for pattern selection. The living room on the ground floor receives a laminate floor with a surrounding skirting board according to sample... The master bedroom, the children's rooms, the storage room and the hallway on the upper floor receive a textile floor covering (suitable for underfloor heating), including surrounding sewn skirting board.

7. Wall and Ceiling Surfaces

All exterior walls are wallpapered on the inside and all interior walls are spackled on both sides in a wallpaperable manner (except surfaces that will be tiled). The horizontal ceiling surfaces and vertical wall surfaces of the ground and upper floors (except surfaces to be tiled as well as areas in the area of house connections and the boiler) are wallpapered with woodchip wallpaper and receive a white dispersion paint.

8. Roof Construction

8.1 The roof construction made of wooden materials as nail plate truss construction. 8.2 The semi-detached house receives battens and counter battens as well as an underlay membrane according to static requirements and roofing with concrete roof tiles, in quality, value and usability like the brand Braas, type Harzer Pfanne Big, in the colors Classic Red, Brick Red, Dark Red, Dark Brown or Granite. 8.3 All wooden elements are protected against insect infestation (structurally or with an approved impregnation agent). 8.4 Mineral insulation according to Energy Saving Ordinance is installed between the lower chords of the nail plate trusses and equipped with a vapor barrier. The cladding is done underneath with gypsum plasterboards. 8.5 Design of the roof overhangs corresponding to the overall project.

9. Gutters

9.1 Hanged half-round gutter made of titanium zinc, if applicable continuous for semi-detached houses. 9.2 Downpipes made of titanium zinc with closed discharge into a soakaway box.

10. Window Elements

10.1 Insulating glazing in clear glass. 10.2 Plastic windows with fixed mullion (if structurally necessary) or transom elements, color white, outside window sill aluminum white powder-coated. The floor-to-ceiling window elements on the ground floor receive walkable ribbed sheets. Windows with solid sills receive an interior window sill made of Jura marble. WC, bathroom and kitchen windows receive no interior sills (applies to WC only if the sill is tiled). In tiled areas, reveal and sill are tiled. 10.3 Fittings for movable window parts as tilt-and-turn, concealed with one-hand grip, handle olives in white tone, in quality, value and usability as the brand Hoppe, series Tokio. 10.4 Window profile in quality, value and usability as the brand GEALAN or Rehau (multi-chamber profile, sound insulation class II). 10.5 The windows receive window rebate ventilators according to the ventilation concept in quality, value and usability as the brand RegelAir.

11. Front Door

Front door made of plastic, white with a glass section as ISO-VSG glazing in clear glass, fittings, security lock (with multiple locking) and push handle in color tone F1.

12. Interior Doors

Door leaves and frame casings made of wooden materials, door leaves with honeycomb core. Surface smooth white or beech decorative foil. Height approx. 2.01 m (without light apertures) in quality, value and usability like the brand Prüm, fittings as shield in aluminum F1 (in quality, value and usability like the brand Hoppe, series Tokio); 1 key for WC and bathroom with bathroom set. Room doors with underscut or overflow seal according to ventilation concept.

13. Interior Stairs

The staircase from the ground floor to the upper floor is an open two-stringer staircase with harp railing. Tread steps made of mixed beech, finger-jointed and wedge-glued, in quality, value and usability like the brand Stadler, railing made of rectangular tube, as far as structurally necessary. Required handrails (with corner joint) like the steps in beech. Steel construction painted white. The attic is accessed by an insulated recessed folding ladder.

14. Roller Shutters

All vertical windows and French doors on the ground and upper floor receive a complete roller shutter system mounted on the windows. The roller shutter slats are made of plastic, color gray. The belt rollers are attached to the window frame. If structurally necessary, the roller shutter elements for the garden-side French doors on the ground floor are executed as two-part roller shutters with separate drives and mounted plastic guide rails on fixed posts.

15. Heating

15.1 Gas boiler in condensing technology (in quality, value and usability like the brand Junkers) and solar system with solar storage tank for domestic hot water preparation in the utility room, including circulation pipe. 15.2 Control via outdoor temperature sensor 15.3 The ground and upper floors receive underfloor heating. Each living room on the ground and upper floor has separate room temperature control. If additional radiators in bathroom and/or WC are required, panel radiators are provided. 15.4 Hot water supply for WC, bathroom and kitchen is supplied via boiler or solar system and storage tank with circulation pipe.

16. Sanitary Installation

16.1 Water pipes (cold + hot) made of plastic or multilayer composite pipe laid from the water meter or hot water heater to the objects as flush-mounted installation. 16.2 Wastewater pipes outside the houses made of PE-KG pipe, inside as HT pipe. All necessary drainage pipes, fittings and vent pipes consist of hot water resistant plastic and are routed below the base slab on the shortest way to the outer wall. 16.3 Sanitary ceramics, color white, in quality, value and usability like the brand Keramag – Paris. All fittings chrome plated, in quality, value and usability like the brand Grohe Euro Smart. 16.4 Utility room: boiler location 16.5 WC ground floor: toilet as wall-hung deep flush WC with integrated cistern (with saving button), toilet seat made of plastic, hand wash basin (width = 55 cm) with hot and cold water supply via single-lever mixer tap. Washing machine connection and drain. 16.6 Kitchen: cold and hot water and wastewater connection as surface-mounted installation, connection possibility for dishwasher. Connection possibility for sink (as angle valves). 16.7 Bathroom upper floor: bathtub (approx. 170 x 75 cm) made of steel in quality, value and usability like the brand Kaldewei Saniform plus, enamelled white, chrome-plated single-lever mixer with fixed spout and hand shower with shower hose. Hand wash basin (width = 65 cm) with cold and hot water supply, single-lever mixer. Wall-hung deep flush WC with integrated cistern (with saving button), toilet seat made of plastic. Shower tray (approx. 80 x 80 cm x 6.5 cm, entry height approx. 17 cm), in quality, value and usability like the brand Kaldewei, enamelled white with hot and cold water supply via single-lever mixer and shower set with wall bar (without shower enclosure). 16.8 Outdoor tap with frost protection in the area of the utility room.

17. Electrical Installation

17.1 Technical installation according to VDE/VDI guidelines and valid DIN standards as flush-mounted installation. Quantitative equipment according to the list below. Switch and socket program in quality, value and usability like the brand Elso series Fashion pure white or Busch-Jäger series Reflex SI alpine white. 17.2 Telecommunications: empty conduit system including cable for telephone up to the living room ending in an empty box. Empty conduit system including cable for TV up to living room, master bedroom and children's room ending in an empty box (without installation of an amplifier). Empty conduit system with pull wire into all living rooms including kitchen. 17.3 Outdoor area: 1 outdoor light with house number on street side controlled by twilight switch. 17.4 Entrance area: 1 wall outlet, 1 switch in hallway and doorbell system with gong. 17.5 Terrace area: 1 wall outlet (switchable from inside), 1 outdoor socket (switchable from inside). 17.6 Hallway: 1 ceiling outlet, 1 two-way switch, 1 single socket, 1 switch with control lamp for outdoor fire place. 17.7 Utility room: 1 ceiling outlet, 1 switch, 1 single socket, connection for boiler and circulation pump. 17.8 WC ground floor: 1 wall outlet, 1 switch with control lamp, 1 single socket, 1 single socket for washing machine, 1 single socket for dryer. 17.9 Kitchen: 1 ceiling outlet, 1 switch with single socket, 1 single socket for extractor/lighting, 1 single socket for refrigerator, 3 double sockets for work surface, 1 single socket for dishwasher, 1 cooker connection socket. 17.10 Living room: 2 ceiling outlets, 1 series switch, 1 double socket for TV and video, 1 double socket for stereo system, 1 double socket, 1 switch with control lamp for outdoor fire place terrace. 17.11 Entrance/dining: 1 ceiling outlet, 1 two-way switch, 1 double socket. 17.12 Staircase ground/upper floor: 1 wall outlet, 1 two-way switch. 17.13 Upper floor hallway: 1 ceiling outlet, 1 two-way switch, 1 single socket. 17.14 Master bedroom: 1 ceiling outlet, 1 switch with single socket, 2 double sockets. 17.15 Each children's room: 1 ceiling outlet, 1 switch with single socket, 2 single sockets. 17.16 Bathroom upper floor: 1 combined wall and ceiling outlet, 1 switch with control lamp in hallway area, 1 single socket. 17.17 Storage room: 1 wall outlet, 1 switch with single socket. 17.18 Each house receives a grounding system (foundation earth) made of steel strip. The potential equalization busbar is connected to the foundation earth rods.

18. Locksmith Work

Above the house entrance door, a canopy as steel-clear glass construction (approx. 1.30 x 0.70 m) with laminated safety glass is planned. The steel construction is hot-dip galvanized.

19. Paving Work and Outdoor Facilities

The integration of the built structures takes place according to the open space planning and specifications of the development plan. The work on outdoor facilities includes the initial filling and compacting of the paved and soil surfaces. The existing and sideways stored topsoil is reused as far as possible. No soil improvement measures will be taken. After completion of the construction measure, puddle formation may occur as the soil needs a regeneration period of approx. 1-2 years. The height level of the open spaces follows the local topography. Height differences, especially between two neighboring plots, are balanced at the seller’s choice by means of a slope or retaining walls. Drainage of rainwater must generally be carried out on the owner’s own property according to legal provisions and is not part of the house connections. The necessary prerequisites on the property (e.g. swales) will be created by the seller during earthworks. The buyers are responsible for ensuring that these remain fully functional permanently. Access ways from the street to the house entrances are made of concrete rectangular pavers, color gray, including base, retaining walls and jointing. Surrounding gravel strip bounded by lawn edging stones. Soakaway box for roof drainage. Terrace 3.00 x 4.00 m including base and retaining walls, concrete materials gray, car parking space 2.50 x 5.00 m including base and retaining walls, concrete paving gray, infiltration-capable.

There's clearly an afternoon missing to read it all.
The only thing that caught my attention: 20€/sqm tiles..... go to a hardware store and see what you get for that.... there's potential in that.

Hello,


That you should submit the BB along with all other contractual documents to a lawyer/expert or construction consultant for review. No one will sit down, study the - although sparse - BB and then tell you the critical points.

I would definitely choose aluminum shutters instead of PVC shutters for the roller shutters! The durability increases drastically.
