I wanted to generally know how high the total costs (including outdoor area) would be in the following initial situation:

Turnkey house approx. 120m² (without wallpapering and carpet (Town & Country) approx. €135,000
Building plot:
approx. €70,000
Additional costs for building plot 10.07% (property purchase/land registry/notary/real estate agent)
approx. €7,000

What realistically comes on top of that?

roughly estimated:

approx. 20,000-30,000 ancillary building costs
possibly ~10,000 garage
5,000-10,000 exterior facilities... depending on scope, of course, much more is also possible...
10,000-30,000 interior finishing (floor coverings, wallpapers, etc... depending on quality and whether sanitary equipment is included or not)
+ various surcharge-required extras that are not included in the Town & Country standard (different interior doors, sockets, etc. etc.)

Hello,

This number is certainly a typo; realistically for this living area it is EUR 170,000 on the base plate.

1. Land

5% land transfer tax - varies by municipality
possibly brokerage fees, approx. 3.5% of the land price, varies by municipality
approx. 1.5% notary fees, calculated from the land price
3 x entry in the land register (1. preliminary note of conveyance, 2. transfer of ownership, 3. entry of the mortgage)

2. Financing

Possibly consulting/closing costs for financing, approx. 1.5% of the total loan sum
Approx. 0.25% commitment interest, based on the loan sum

3. Construction preparation

Approx. €2,800 - €3,200 surveying services (qualified site plans / height measurement / staking out / building surveying)
Preparation of soil report, approx. €1,200
Provision of connections for construction water / construction electricity, approx. €6 - €8 rent for standpipe/day, approx. €300 rent for construction electricity meter
Fees (for house number, approval of drainage, building permit), approx. €1,000 - €1,500, varies by municipality
Fire / builder’s liability insurance approx. €80 - €150/year, depending on the insurance company

3. Earthworks

Removal of excess soil (normal soil conditions) for basement approx. €1,500
Internal development (wastewater/rainwater pipes), approx. €2,500 – depending on the pipeline route
Inspection shafts, soakaway or infiltration shaft approx. €1,900 - €2,200
Reserve for additional foundation costs approx. €8,000

4. House connection costs

So between 257,000€ and 292,000€ That's quite a bit that still adds up, I have to say. That means if you would get 260T€ you should not get 290T€ as one should avoid for security reasons, right? I don’t have any concrete plans yet, just wanted to know what to expect and that’s already steep. I mean especially because of the interest rates... it’s quite a difference whether something costs 200T€, 260T€, or even 290T€. Ok, thank you very much for the quick response.

Well, you usually can't change much about the incidental construction costs... At most, see if someone wants your excavated material instead of disposing of it expensively...

With the garage, outdoor area, and interior finishing, it's up to you whether you get by with, for example, 20,000 or need 50,000+...

Carport instead of garage?
Build the terrace yourself later?
Skip the fancy stone wall around the property for now?
Do flooring/painting work yourself?
Forego the designer sinks?
Laminate instead of real wood parquet?

I was thinking of: Flair 110 from Town & Country Massivhaus



I actually don’t need the most expensive equipment features.

I just don’t want to have the house standing there and then have to walk through the mud to the front door of the unplastered house just because I didn’t consider the costs for the entire project.
Of course I’m fine with a carport.
Laminate is great, I’ll lay it myself, painter, wallpapering, all done already don’t know
I don’t need designer stuff either, that’s clear, so it’s not like that.
No stone wall, there will be a fence.
I can’t do the terrace just like the tile work in the house, but that should be included in the performance.

I just keep wondering where I should put the bikes etc. So you do need a basement... and then it all gets much more expensive again...
