Hi everyone,

I am still quite inexperienced (book is on the way) and planning a timber frame house. Land is in sight.

At first, I only want to order a shell construction. The house has the following key data: - 12 by 8 meters - basement livable - timber frame - 1.5 floors, meaning ground floor plus upper floor

Since my budget will increase in 1.5 to 2 years, I want to commission the shell construction now. And then in 1.5-2 years the remaining trades. For this first house construction phase, I have 320k available.

Questions: 1. Which timber house providers specialize in shell construction? 2. Which trades (interior finishing, electrical, heating, etc.) are possible with 320k and which should I prioritize in the shell construction?

I look forward to all helpful ideas, experiences, tips.

Which book are you expecting to relieve your ignorance? - unfortunately the respondents to your main thread are still waiting for you to respond to their follow-up questions (or suggestions away from wooden construction). And we look forward to dialogues. 1. The desired completion level "closed shell" you don’t get only from wood. 2. Electrical and heating, but also water installation, you should already have done by others. Without construction water you won’t get any craftsmen.

Well, you can also solve that with a standpipe and a proper hose. It cost us about 25 EUR rent per month, and 20 cubic meters are already included. Great piece – you just have to store it well, the deposit is a few hundred euros.

You can do the electrical work later if you have the empty conduits in the walls; plumbing can be surface-mounted in a pinch (if planned well, that's no drama). Installing the underfloor heating and water/sewage pipes would be the only things that absolutely must be done beforehand if the screed is already to be laid (assuming precise specialist planning of course – for that, you have to know exactly what, how, why, and maybe later where you want something...)

Why bother with temporary solutions when all the house entries are in and all meters can be installed? Water in the guest WC, electricity up to the cabinet. Of course, no bidet yet, no access points, etc.

The scaffolding was in the way and the municipal utility’s excavator didn’t want to dig underneath - so it only happened much later than planned. We only had a 3m house entry, not 5m...

... and they all came only after the screed was in. Before that, there would have been no appointments oO
