Tiles crack and get damaged in new construction

Hello,

we moved into our house 8 months ago and shortly after that one tile broke. This was then replaced by our tiler. Meanwhile, more tiles have broken (a total of 4 pieces). These are large format tiles, 60 x 60 cm, and porcelain stoneware. We selected them in a specialist shop and purchased them through the tiler. Already after a few weeks, I noticed damage to the surfaces while cleaning. We actually treat our floors very carefully, that is no street shoes, no pets, no children, but we cannot explain why the tiles are breaking or why the surface is damaged. Is it advisable to call in an expert to check the quality of the tiles? We have no problems in the other rooms but of all places, in the living area and entrance area, all tiles are breaking. When we replace the tiles, after 8 months we do not have a single spare tile left.

I would wait with an expert report; it costs money and has little significance. Legally, the tiler is liable for his work. So report defects in writing and, after setting a reasonable deadline, demand their rectification. Since it obviously only concerns two rooms, the assumption of a faulty substrate is likely. If necessary, he must redo the two rooms.

The tile setter measured the moisture of the screed and said it was low enough. The problem is we have laid these tiles in almost the entire ground floor: kitchen/living room, hallway, wardrobe, and storage room except in the guest WC, which means we would have to dismantle all the furniture including the kitchen so he can re-lay the tiles. Also, I suspect that another batch probably would not match our color-wise either. We still have "some" spare but that would then be completely used up. The storage room is currently the only room that is not yet affected.

What do you want to hear now?! If the tiles are cracking in almost all rooms, it is either due to the tiles themselves, which would require a complete replacement. Or it is due to the screed, e.g. too much residual moisture, lack of functional heating, wrong adhesive. Here too, the solution is "once again new". How did he consider expansion joints? How was the moisture measured?

It's already good that you had everything from one source.

I would report the damage and have it repaired and have it checked very specifically. If necessary, remove everything.
