Throw away the new roof tile, Divodämm K-Plus smells too strong

The new roof has to come down again. The Braas Divodämm Kompakt Plus has been sinking for more than 7 months. Even through the membrane foil, which is perfectly sealed - rafter insulation. Who and how will cover the damage is not yet clear - in any case, according to Braas, the attic cannot be converted - the tenant complains of headaches as a smoker when staying there for a longer time.

What do you think about the roof tiles - the new roofer says it is not worth taking down the €1.10 engobed roof tiles intact from the roof, it is cheaper to put new ones on the roof with a crane, and the surface of the tiles could have been too badly damaged.. What do you think?

What does the Divodämm Kompakt Plus do, does it sink? Or do you mean it stinks? Does it emit chemical fumes? Then hopefully the company Braas should cover that, right - or the one with whom you signed the contract for the insulation and who can then contact the company. How many roof tiles are there? For us, that would probably be 2,000€ worth of roof tiles. Unclear if you can just throw them away. Better to hire someone to take them down, right? Although people skilled in crafts can probably assess that better.

the Divodämm Kompakt plus consists of Pu PR foam 16 cm + 3 cm softwood board directly bonded. It even stinks through the Divodaem Membrane 2 foil. This is properly laid and glued. As the Braas representative also confirmed, the smell should disappear after 4-6 weeks. For us, the tenant is extremely affected and continues to reduce the rent, he says he gets headaches from the smell. We have two samples, one received back then from Braas and one now again from the representative – these do not stink. Everything is now first sent to the lab. Roof tiles for 170 m² roof area with Rubin 11 amount to 1900 pieces + verge and ridge. None of the roofers we spoke to will carry these down intact, too much waste. Then everything has to come off, all battens and rafters, 3 large Velux light strips (Velux roof windows) removed again and the membrane sheet also has to be renewed, 35 m³ of PU foam must be disposed of instead of the softwood insulation. Damage is estimated at about 50,000 - 60,000 euros. Now everything will be much more expensive, the dismantling and disposal...
Braas does acknowledge the defect but then prefers to refer to the roofer who just after 7 years of self-employment declared himself insolvent. The roofer already covered our new building and also did great work now. What use is it if the material then smells? Braas and the roofer are now cleverly passing the ball back and forth, they know each other – they are on a first-name basis... We are lucky with our bank – they are still cooperating – so that the damage can be repaired quickly...

Such a pain. Maybe apply some media pressure? No idea if that's an option. Braas surely doesn’t want to become synonymous with smelly chemical crap, do they? Do you have legal expenses insurance? Sorry if I’m no help.

Thank you HeHaElJa for the sympathy. Our experience with Braas product Divodämm Kompakt Plus is this: we protect our customers - in this case the roofer who is personally liable and also the supplier of Braas is protected. The end customer is supposed to be left out. The damage is undisputed, it is only trying to use every smallest possibility - not to have to pay for it...

So again the question: Is it cheaper to dispose of roof tiles than the effort to store all of them laboriously + rejects? What do you think?

This is not experience; this is largely – perhaps so far – an unsubstantiated accusation. I wouldn’t concern myself with this at all; aside from the fact that this cannot be answered remotely. As a guideline, however, you can keep in mind that manual removal is in any case more expensive; if not significantly more expensive. Why don’t you go to a lawyer with good knowledge of VOB/warranty?
