The cost estimate is missing something - do I need to consider anything else?

Hello dear forum members,

the house planning is complete, I am now in the process of obtaining cost estimates. One company is our favorite - I have posted the cost estimate here. Maybe someone has tips if something is missing.

Detached single-family house 148 m2 fully basemented. Offer price 294,000 euros

I'll say it upfront: you won't be able to get professional advice in this forum, as most of the people here are amateurs. If this is your favorite, go to a specialist.

Actually, with almost every specification it says "or similar." This makes it extremely open what is installed, what quality, etc.

The examination of such documents is a profession... some people feed themselves and their families with it ;)

Otherwise, I can gladly refer to the famous layman’s criterion of sockets: for example, 20 sockets for kitchen, living, and dining may be somewhat few depending on the layout. We had 30 in the construction specification and planned 31.

I don't think anyone here will be able or willing to do that. You can read a lot about the topic. But it is still difficult to evaluate such a construction specification. It is always important that every word matters in such descriptions. You have to pay attention to words like [bauseits] and so on. The biggest pitfalls are usually the things that are not mentioned. But as a layperson, you can hardly recognize that.

A few important points are the payment plan, the schedule, and what is installed. It should be stated exactly what is installed. Statements like brand-name products or similar mean nothing; it just means that anything can be installed. Because brand-name products are everything that has a name ;-)
