Survey plan: What is its content and where can I get it from

Hello everyone,

to plan the further construction of a prefab house and its costs, I have now inquired about which documents the company would need.

According to the information, they are ...
- site plan (available)
- development plan (available)
- survey plan

I already have the site plan and the development plan.
Now I am wondering what is included in a survey plan?
Because the plot is located in a new development area which has already been surveyed and the boundary stones are also in place.

That means I shouldn’t have to budget any more costs for a survey of the plot, right?
Because all the data should already be recorded.

If yes, where can I get such a plan?

From a surveyor. You first need a survey with rough measurements and then a string framework for the actual construction of the building to set up the foundation slab / basement. The manufacturer must be given the exact location and height. Your boundary stones only mark the property, not the position of your house. These services, including the creation of the survey plan for the registration of the construction project at the district office, had to be provided by us for our prefab house.

That means I have to order a surveyor to measure the property precisely again. I then give this plan to the prefabricated house manufacturer so that they can measure the foundation slab accordingly?

I'm a little surprised why the company needs the surveying plan already. I assume that the layout and size of the house are not finalized yet. Therefore, the surveyor can't really measure accurately yet.

Our surveyor was just there NOW, namely right before the construction of the foundation slab.

Ask the guys from the prefab house company again what exactly they want right now.

I completely agree. Ask again! In our case, the basement was outsourced. We had to provide and commission a surveyor for the basement builder. However, both coordinated their schedules, as the fine survey and rough staking take place immediately before or during the construction phase.
