Yes, the parents are moving in right away. Of course, their wishes have priority because of that. Some things are therefore not up for discussion (e.g., they want a closed kitchen). But in some points, they have no opinion or are happy if I take it off their hands.

@kaho: Who knows, maybe we will end up with your concept after all. It won't be exactly like that (the terrace has to be on the west side, it's not possible on the south), but the basic idea is good.

I don't believe the apartment is suitable for a small family with a child, at most in the beginning. Then they could use the area in front of the apartment door. There will also be plenty of space in the basement and garage. Nevertheless, the target group is more likely to be a couple.

I also NEVER wanted to live with the landlords in the building. But the demand here is extremely high, even among acquaintances.

I don't find that so far-fetched. Everything is there, including a children's room. And the basement + stairwell is fine for the stroller + gear. So, when I think of other "living closets," this is almost luxury.

Regardless of the division of the apartment itself, I would especially make sure that a decent entrance situation is created, so that one does not feel observed when entering and can receive visitors undisturbed. In addition, in my opinion, a separate parking space would be important for future rental.

Wow, bathtub (so far) in second place. Apparently, we are all really bath lovers in Germany. I think we have to redesign the bathroom after all. :)
