Hello,
we received another offer for the mortgage financing at the last minute and are having some difficulty comparing them. Do you have any opinions on this?

Bank A
50,000 at 1.35% for 15 years, repayment 2.771% +
129,000 at 1.99% for 15 years, repayment 2.03%

Bank B
179,000 at 1.72% for 15 years, repayment 3.09%

In addition, there are two KfW components which are the same with both.

I would be glad if someone could write something about this.

But that is a bit like comparing apples and oranges. The installments on the second loan are almost 20% higher.

To make it comparable, I have considered the difference as an annual special repayment on the second loan from Bank A. Nevertheless, after 15 years Bank B would still have a lower outstanding balance.

Maybe someone can double-check that again.

Initial blended interest rate at A is 1.81% with an increasing trend over the years, as the portion of the cheaper loan is repaid faster.

Therefore B, however the annuity there is significantly higher.

So apples and pears, fruit salad.

For something like this, always use a mixed interest rate calculator:

Bank A would thus have an interest rate of 1.84.

Therefore, I would choose Bank B. The repayment can be adjusted according to preferences.

Yes and no... because that can lead to changed conditions.

Lower repayment leads to higher interest rates.
