The question of what is best for you we cannot answer. Many personal aspects play a role. We could all complain, but that is not part of it ;)

I would simply start and try to find a job in the cheap area. Because: building a house without a permanent job doesn’t work anyway.

Even though the matter is not really debatable - because it is not feasible - I would be interested in the lady's calculation.


Assumed total costs, financing amount, interest/term/repayment. It can basically only be a 1% repayment, and you would have to live to be 150 years old.

Internal linking is allowed, only external linking is not. As already mentioned in earlier threads, I believe you are overextending yourselves financially. And with that, the question of what is best for you is settled.

Find the mistake...

You don’t really believe that you save €1,700 every month, but someone steals this money on the way to the equity savings account, do you? Be honest that building a house is a bit too much for you.

I would look for an apartment near the family, possibly to buy, but rather to rent – the areas around Munich and the Bavarian lakes are simply no longer affordable for average earners building a house without an inheritance. That won’t change either. And then I would try to save well anyway, to invest, in order to build up reserves. My focus would be: is there good infrastructure for the children, good schools, good recreational opportunities. Especially the pandemic has shown that it is not practical to move to a region just because of a cheaper house, where you don’t have reliable networks, or where you cannot quickly come to help when needed.

We are still building in Munich right now, and I am also hearing it from friends and family... a normal income without much equity, without an inherited plot of land or an expected large inheritance simply becomes too much of a risk, especially with children. It is extremely difficult to get a house for the money, but honestly impossible with the expected additional costs, the earthworks, and also the costs for the connections would break your financial back if not only is there no buffer but the money for the installment already has to be taken from the usual hobbies. If you have ties to another region, I would take the plunge, otherwise stay and keep looking a bit further out for a nice house to rent even if that is not so easy either.
