Stability construction: Exterior wall

Hello everyone,

I am currently in the process of buying a house abroad. Since I am a layperson, I will also seek help from a professional architect, but I would also like to additionally draw on the extensive knowledge of this forum.

So far, we like the property, but two things make our layman feelings a bit uneasy:


    [*]The building seems to rest on only one wall on one end (3 floors), photo attached. In this "empty space" is the garage of a tenant. In your opinion, is this wall necessarily required - or could the upper floors also stand without this wall - and if so, is it sufficient?
    [*]The upper two floors were combined at the time; in our opinion, the beams on the ceiling serve only as decoration, and there is likely another construction above them - photos are attached.

I know it is not easy to assess from pictures, but it is worth a try. Unfortunately, the realtor could not provide us with any plans or documentation.

What do the building plans and the structural engineer say? No way to assess from the outside. Nobody can tell you that either. It’s also abroad. Who knows what the regulations are there.

It looks quite new and not like the deepest developing country, so I assume there are also structural engineers there who know what they are doing. In my opinion, the wall must remain as it supports the upper floors. I didn't understand the part about the roof. If there is no snow load there, few and thin beams are sufficient as a roof.
