Split-level from 1967 - experiences?

Hello everyone,

after regularly being a silent reader here and having already received your help last year with the assessment of another property, I am turning to the forum again today with a house that we really liked at first viewing because of the feeling it gave us and with which we are now considering further steps. I will keep it brief:

We (34 and 37, 1-year-old daughter) have been looking for several years. The relative proximity to Cologne and Leverkusen is important to us because of friends and family, and we also want a detached house in a quiet, established residential area. We also want the possibility of a granny flat for my mother in the future. For this property, we would have to add a room for that.

The key data:
Split-level on a slope
Built in 1967, solid construction
Approx. 180 sqm living space, 60 sqm usable space
Flat roof
Gas heating from 2004, hot water tank from 2016
Otherwise everything is well maintained, but obviously from the year of construction
Energy certificate says H (so worst performing building)

We initially assume that a complete renovation around the entire house will be necessary and before commissioning an expert for almost €2000, we first want to roughly estimate whether we would anyway completely exceed our renovation budget of €400-500k (and whether we are blinded by enthusiasm for the design of the house).

The following points are on our list:

    [*]Roof completely new, approx. 200 sqm (question mark here, as the assessment from the expert is missing. Maybe only new sealing?)
    [*]New windows, approx. 50 sqm glass area
    [*]Underfloor heating on at least 2 half-levels, 180 sqm. (Possibly in this context directly install heat pump + photovoltaic system with storage)
    [*]Exterior wall insulation (blown-in insulation, due to clinker facade) as well as new paint, approx. 180 sqm facade
    [*]2 new front doors
    [*]Extension for granny flat, 1 room approx. 15 sqm with 1 window facing the street (3m clearance can be adhered to)
    [*]Main bathroom new, enlarging and renewing guest WC in granny flat area, possibly new guest WC on living level
    [*]Electrical system new, water pipes new (the house is almost 60 years old...)
    [*]Walls newly plastered & painted
    [*]Floors throughout the whole house new

We could not observe any moisture damage, nor any suspicious odors or obviously painted-over walls. Since the house is a split-level on a slope, most of the exterior walls have partial or complete air contact. Of course, specifics are only known when the expert measures and gives his assessment.

We only dare to do limited DIY ourselves, but for manual work on some weekends, we and a very willing circle of friends (including an electrician and plumbing specialist) are definitely available.

The big question now is – are we completely off with the budget? I read everything on the forum from €2000 to €3500 per sqm for a core renovation. €2000 would fit, anything above that already looks difficult...

Do you maybe have current experience or tips that can help us estimate our next steps?

You can read and write a lot - €3,500/sqm for a shell renovation is nonsense (unless you have enormous wishes including a complete floor plan change, etc.). If blown-in insulation works for you, the budget is very sufficient for ALL renovation wishes (but then please no geothermal energy or floor coverings for €250/sqm etc.). Please insulate the roof as well (possibly as a inverted roof). And skip the extension. It unnecessarily eats up money. Make a small apartment out of the two left rooms in the basement. Otherwise, the budget will be tight - the extension alone with just one room can easily cost €60k and more.

Wow! I feel like I'm inside a 60s museum… Everything is totally retro… I am simply amazed too. Split level, always modern look, great expandable floor plan! For the two rooms in the basement on the left side of the plan, I also thought of the granny flat, which might be best to leave out. I can't say anything about the costs, but I'm keeping my fingers crossed for you – great project if this becomes the house! Please keep us updated!

Odenthal, - so you would have a suitable architect in the (if not just around the corner, then at least) reasonable vicinity, see First Last name in Bad Münstereifel.

The property has an impressively timeless and elegant kitchen. The wall-mounted toilets with concealed cisterns I would even describe as progressive for the year of construction. I read the stairlift, among other things, as an indication that the house is/was still occupied by the builder. Overall a very worthwhile property – I like it even better than your last find


At first glance, I did not recognize any indication of a double-shell structure (especially with an air layer).
Possibly the underfloor heating could be milled in, which is a bit tricky due to the construction height at the stairs.
