Hello everyone,

I have been reading along secretly for some time, but now I also have a question for the many experienced forum users here.

Requirements of the builders
Style, roof shape, building type: Classic, either gable roof or hipped roof
Basement, floors: basement and either 2 floors or 1 with a very high knee wall (over 1.80m)?
Number of people, age: currently 2 around 30, but 2 children planned
Space requirements on ground floor/upper floor: "one should not build too small"
Office: family use / home office
Number of overnight guests per year: 4-6
Open or closed architecture: rather closed
Conservative or modern construction: rather conservative
Open kitchen, kitchen island: open kitchen quite conceivable
Number of dining seats: 4-6
Fireplace: yes
Music/stereo wall: not planned

House design
Who created the design: Do-it-yourself (based on a cousin’s house)
What do you particularly like? Why? spacious rooms and simply a very appealing floor plan at the cousin’s
What don’t you like? Why? maybe little light in the hallway on the ground floor?
Price estimate according to architect/planner: unknown
Personal price limit for the house, incl. equipment: 450k
Preferred heating technology: gas or air-to-water heat pump

If you have to do without, which details/extensions
-can you do without: so far rather nothing, otherwise we would have left it out already
-can’t you do without: the rooms we have drawn

Why did the design turn out the way it is now?
Standard design from the planner? based on the south orientation (living and dining/kitchen) from the cousin
Which corresponding/wishes were implemented by the architect? none so far
What makes it particularly good or bad in your eyes?

What is the most important/basic question about the floor plan summarized in 130 characters?
Is the minimal offset of the load-bearing wall possible? And have we oversized or undersized some rooms / hallway light problem?

Many thanks for your suggestions. Please don’t hold back and be honest. We will discuss / question every suggestion.

We have not yet drawn a floor plan for the basement because we have no ideas about the arrangement of the desired rooms and basically don’t care. We will do it in the way that is easiest for technology / plumbing etc. Proposed rooms: heating room, laundry room, guest room, pantry, small storage room with workbench. What else? Naturally all rooms equipped with windows accordingly. Basement access is planned from the outside in the north.

Further note: the placed windows on the ground floor and upper floor have not yet been finally decided. I also think that most of the windows will be too small to make the rooms bright?

The plot is completely oriented towards north (thus also the sketches).

Hello,
I consider 450k to be far too little for >200m2 with a basement and double garage. Have you already gotten any offers?
Basement costs (depending on the equipment) from 1000€/m2. Then there is the excavation or the disposal of it. A double garage easily costs 25k as well.
Here in the forum, a price of 2000€ per m2 of living space is assumed, and that is rather basic equipment.

That's justified. For the garages, we are currently imagining prefabricated garages away from the actual house (on the east/south border of the square plot). Maybe also timber frame construction? Prefabricated garages or timber frame construction should be cheaper than a garage built right at the house with bricks?

The 450k might not be the absolute limit but rather a guideline. If it now turns out to be 480k or even 520k because they prefer somewhat higher-quality equipment, then so be it. So maybe I really phrased it wrong.

What do you think about the floor plan layout in general?

And no, we have not gotten any offers yet. We wanted to first ask you about the floor plan here before we go to the construction company we trust (they also have architects).

Budget and house do not match. For the basement and double garage, about 100,000 are missing in BW. It will rather be 600,000 plus and a frugal selection of fittings. Much more than the usual personal contribution (painting, flooring, outdoor area) would have to be provided.

The house is big enough. So the basement can be omitted. What is supposed to go in the basement?

Apart from the fact that the house and budget still need to be aligned, I quite like the design. The layout works quite well – the technology and utility rooms will probably go in the basement. Depending on the hobby, a comfortable utility room can also be placed on the ground floor instead of the hobby room. That would certainly be more practical for everyday life – especially if a laundry chute is added in the upstairs hallway. It’s located right above. : If the basement is omitted, space must be made for the building services. Additionally, a basement is a pretty good place to install a sauna later on and (large room!) to place a snooker table...

It's difficult to say much about the floor plan because it is hard to read and there are no measurements included. Is the plot of land already available? Then show a site plan. Others can probably calculate the costs better for you, but roughly estimated: 200m2 living space = 400-500k € A prefabricated garage also doesn't cost much less, let's say 20k Basement 100k Kitchen, furniture, etc. Outdoor area...
