Never believe what the real estate agent says or have it confirmed in writing, supported by laws. Her primary goal is to collect a commission. I wouldn't be so sure that you are simply allowed to clear trees.

I have it in writing (email). I'm a lawyer's daughter after all. Learned early on - if you want to be sure about something, ask in writing and insist on a written response. In this case, I didn't even have to, she replied by email on her own :)

I am aware that she is generally interested in a commission. That's why I am generally rather skeptical of real estate agents. What somewhat reassures me is that the land was apparently cleared about 30 years ago (assuming of course that this is true). So why shouldn't it be possible today? In any case, theoretically, the authorities would have to provide a good reason for that, right, or can they just decide that?
