Small semi-detached house with pitched roof - recommendation?

Hello,

I have been offered a very small building plot with approx. 9.5m x 19.5m, max. eaves height 7.5m.
The plot is in BW, near Pforzheim. The adjacent building plot is still available and belongs to the neighbor, who uses it as an extended garden.

I have browsed through several prefabricated house providers over the past few weeks. The house should be 1.5 stories and about 100m². So quite small as well.

I can do the floor coverings, tiles, and painting/wallpapering/doors myself. Preferably KFW 55/40/plus.

No basement, as it is 50m from the river. My only special requests are a barrier-free shower and maybe an extra roof window.

However, I want to stay within 300,000€, otherwise financing will be difficult. My calculation:

190,000 € house including foundation slab
50,000 € ancillary building costs
60,000 € plot
---------------------------
300,000 €

The only provider offering a house in this price range is Danwood.

Can I also manage this with an architect-designed house?

Can you recommend other providers to me?

If I may recommend a horror movie to you: - there you can read about the worst-case scenario. You will also find plenty of reading material by searching the forum for "Ohnekellerer," "Mitkellerer," or "Doppelhaus 11ant." In short: I generally recommend coordinating with the builder of the other half, preferably with a joint planner (which does not have to mean mirror-image houses). Every point where the profiles of the two halves differ on the shared side is potentially a sensitive spot. It is especially tricky when the first builder wants to build without a basement and the second wants to build with a basement. One being "solid construction" and the other "prefabricated house" is comparatively easier to manage. But overall, semi-detached houses managed by two individual builders are something for people to whom one might wish a voodoo curse. This is, from many aspects, a type of project that is practically only suitable for developers. For first-time builders, it is a biblical trial.

Addendum:

Is this even a semi-detached house plot, or are you only thinking along those lines because of the width? - otherwise, it could simply be practically unbuildable at such a narrow width, since outside Tokyo, you will hardly find experienced architects for house widths of 4.5 m.

Hello, there is already a development plan. The other building plot belongs to someone who is basically the neighbor using it as a garden and does not want to sell it for now or anything like that. That means if I were to build, I would be the first and no one else would build. If someone builds at some point, it would most likely be without a basement, since the property is about 50m from the Nagold and flooding can occur. In BW, a distance of 2.5m to the neighbor applies, which means a house width of 7m is possible, which in my opinion results in a sensible house. Any recommendations for affordable providers? So you are talking about around 1,900 €/m². That is basically impossible - unless you buy a shell house and do a lot yourself.



But the building line must be observed on both sides. That makes 4.50m. Or am I mistaken?

It is a semi-detached house, I have to build up to the boundary on one side. So, 9.5 - 2.5 = 7m. What would be a realistic price expectation? I can definitely do some work myself, as mentioned above.
