Site planning, orientation of the southern entrance

Hello community,

we have secured a building plot in our nearby area and are currently planning the orientation of the house (approx. 160m², 1.5 floors, gable roof) and the double garage. The plot is 660m² in size and borders two streets (south, east). The access must be via the southern street.



As the illustration shows, we plan the garage in the southeastern area of the plot.

What do you basically think of the idea? I look forward to constructive feedback and thank you in advance.

That will probably not be allowed. Usually, a 5-meter deep strip must be kept in front of garages so that one can park there. What is your building boundary on the south street? Is there an intersection at the corner there? Then it must be kept clear anyway, right, or what does the development plan say? ? What I just thought of: usually, you are only allowed one driveway.

The development plan does not impose any restrictions on garages or parking spaces. I was in contact with the responsible building authority regarding this matter. The positioning of the garage is up to us.

So, if the position is really free for you; and you really get 2 driveways, I think the plan is good.

The terrace is quite well protected from street views and you have nice shady spots when the hot midday sun is shining, and in the afternoon/evening a nice west/north orientation for the terrace.

A few measurements always help me to check.

Some regulations are also not included in the development plan because they are fundamentally set in the state building code. And restrictions are at most eased in the development plan, but this is then explicitly stated. I thought that, for example, at intersections the view must be kept clear, so in the 3x3 space (or 5x5) there must be nothing that restricts the street view. And the issue with the 5 meters was a topic here several times in recent weeks. With this sentence, is it your interpretation of "there is no specific regulation"? And in my opinion, that would be wrong. The rules of boundary construction, for example, also have to be observed, and every state building code is different in this regard. The garage here is apparently 6 x 9 and as edge construction somewhat excessive.... but I am not an expert myself. Therefore, please read and understand your state building code concerning street corners and boundary construction yourself. Color pictures are otherwise quite unsuitable. Best is a site plan including building envelope and street layouts.
