Single-family townhouse villa in South Hesse

Hello everyone,

we are currently planning the construction of a town villa and have so far been in contact with two timber frame companies (Streif Haus and Weberhaus) as well as a solid construction company (Massivhaus Mittelrhein). We have another meeting with Weberhaus this weekend, but so far we are leaning towards Massivhaus Mittelrhein.

The rough key data:

Style: Town villa
Roof shape: Hipped roof
Building type: Single-family house
Basement: No
Floors: 2
Plot completely flat, soil survey is fine.

House design
Who is responsible for the planning:
- Planner of a construction company
- 11*10 meters -> net floor area approx. 175 sqm.
"Additional features"
- Elevation of ground floor by 25cm
- Shower bathroom on the ground floor
- Raffstores in the living, dining and kitchen area
- Bay window 4*1.5m
- Tiled showers
- Geothermal heat pump with drilling, whereby for us max. surface or ring collectors are possible. <- I would basically really like that.
- 6 sqm air space
- Colored foil windows inside and outside

Price estimate according to architect/planner: approx. €505,000 (without photovoltaic system)

This design was not specially created for us but originates from another customer’s house. We would like to swap the office and the utility room on the ground floor and possibly change the square meter area of these rooms somewhat. If we decide on the bay window, we would probably move it to the other side or to the middle. If the budget allows, we could also imagine foregoing the bay window and building 11x11 instead. Another point is the sliding door, which we would like to replace with fixed glazing. We would also like to insert glazing at the TV wall in the design, but then the living room might be too open?

We are very grateful for tips and advice.

Was the cost estimate taken from the completed project? Or already adjusted to current prices? The amount seems rather low to me.

The price is current, starting from or including the floor slab. Of course, additional incidental costs will be added.

I would rotate the staircase, then at least the airspace on the upper floor could be used for a nice gallery. As it is, it is just a hole in the ceiling in the passage area. Actually, I would leave it out - without a basement you will be grateful for every storage space.
