Hello everyone,
we are already quite advanced with our floor plan. However, we wanted to put it up for discussion again to see if you notice anything that we simply have not considered yet and that we can still change at this stage.

Development plan/restrictions
Plot size: 534 sqm
Slope: no
Building window, building line and boundary: see plan
Number of floors: 2
Roof shape: gable
Orientation: as in the plan

Requirements of the builders
Style, roof shape, building type: simple, open, practical
Basement, floors: no basement, 2 full floors
Number of persons, age: 2 adults ~40 and 2 children 3 and 6
Space requirements on ground floor, upper floor: currently life mainly takes place on the ground floor
Office: family use or home office? Office and guest room or optional
Guests per year: 10
Open or closed architecture: open
Open kitchen, kitchen island:
Number of dining seats: 6-8
Fireplace: no
Balcony, roof terrace: no
Garage, carport: yes
Utility garden, greenhouse: possibly
Other wishes/special features/daily routine, gladly also reasons why something should or should not be

The idea behind the design was to have a large living-dining-kitchen area on the ground floor. At the same time, we definitely wanted to have a guest room/office on the ground floor.
The bathroom on the ground floor should not only serve as a guest bathroom but also help ease the situation in the morning so that the bathroom upstairs and downstairs can be used simultaneously.
Building services should take up as little space as possible on the ground floor and be placed preferably under the roof.
It was important upstairs that the children's rooms are the same size. The bedroom should be without a dressing room.

The kitchen is currently only drawn as a placeholder. It will probably be implemented as a U-shape.

I would have mirrored the house. Garage in the north/east, kitchen and dining in the south/west by the terrace. The house entrance between the garage and the house feels dark and narrow.

I would reconsider the floor-to-ceiling windows in the children's rooms, guest room, and bedroom. They make the rooms difficult to furnish, and desks with tangled cables in front of the windows look messy. A free view of the bed is also not everyone's preference.

A 3m wide wardrobe won't fit in your bedroom, will it? I think the space for the couch area in the living room is very tight.

Hello,
we also considered mirroring it at the beginning, but then decided against it. We don't know how the neighbor on the left side is building. If we had now made the garage on the right side, we would be closer to the neighbor and possibly fully in the house shadow. That's why the garage is on the left. Which incidentally also creates a nice terrace corner in the south/west area (hopefully without shadow from the left ). Therefore kitchen and dining room on the left.

Yes, the thing with the floor-to-ceiling windows is really a matter: I actually find them cool because they let in significantly more light. My wife is also rather skeptical because of cable clutter and such. Currently, I still think it's better to have floor-to-ceiling windows and cover them at the bottom if necessary than to regret it later when the desk is removed or placed differently.

In the bedroom it will probably be removed (then the parapet height ~1m) and also the window above the bed should be removed. But then we have to decide on which wall the bed will stand. What do you think about the bed at the front and the window then on the right side?

I currently see the couch in the living room as an L with the longer section on the right side. This makes the whole thing a bit wider and at the same time the couch could act somewhat like a room divider...
