Hello,
we have been reading along in this forum for quite some time and have already incorporated many ideas from here into our floor plan design. Now it is slowly getting serious and we want to obtain our cost estimates. Changes to the plan are still possible at the moment.

The plan was created by a civil engineer according to our wishes.
We would be very happy to receive suggestions and criticism.

Development plan/restrictions
Plot size: 849 sqm (approx. NE-SW - so from bottom to top: approx. 30 meters (on average, slightly diagonal), from left to right approx. 26 meters

Slope: No

Site occupancy index: 0.3
Floor area ratio: 0.6

Building window, building line and boundary: Yes, there is, approx. 3 meters in the NE and SW. On the other two sides, boundary development is possible.

Number of parking spaces: Attic + 2 parking spaces in front
Number of floors: two full floors, no basement

Roof type: Shed roof 6.6 degrees

Style direction: Modern

Orientation: SW

Maximum heights/limits: (specified above NHN) - approx. 11.5 meters
further requirements: No flat roofs, minimum 5 degrees roof pitch, with two full floors maximum 35 degrees roof pitch for gable roof.


Clients’ requirements
Style, roof shape, building type: Shed roof, modern, clean lines

Basement, floors: two full floors, no basement

Number of people, age: Currently three (34, 33, 3) - option for 2nd child open.

Space requirement on ground floor, upper floor: Probably less demand than planned…

Office: family use or home office?: Office is desired for general domestic activities, no work strictly necessary from home.

Guests per year: approx. 15

Open or closed architecture: Open. Definitely open.

Conservative or modern construction: Modern

Open kitchen, kitchen island: Yes. - Not yet drawn in the plan, currently thought of a peninsula with 5 tall cabinets behind (in the niche).

Number of dining seats: 6

Fireplace: Yes

Music/stereo wall: Not required.

Balcony, roof terrace: No

Garage, carport: Possibly self-built later, but already planned.

Utility garden, greenhouse: No.

Further wishes/special features/daily routine, gladly also reasons why this or that should not be: We work in shift work. It would be good if one can get up without waking the other. Also, we want a "buffer" between the children's rooms and the parental bedroom to be able to sleep during the day.

House design
By whom was the planning created: independent civil engineer (commissioned by us)

What do you particularly like? Why?: Open living space, straight staircase, gallery, no "uncomfortable" stairwell, corner window in the living room, generous ground floor.

What do you not like? Why? - Layout of upper floor (storage room as an emergency solution?), second door in the bathroom, window arrangement in general.

Price estimate according to architect/planner: 350,000 - 400,000 euros
Personal price limit for the house, including equipment: 400,000 euros
Favored heating technology: Air-to-water heat pump with underfloor heating and fireplace - NO ventilation system!

If you have to do without, on which details/extensions
-can you do without: build smaller if necessary: straight staircase
-can you not do without: gallery, fireplace, office, children's rooms not smaller than 15 sqm

Why is the design as it is now? - ? Because it was planned around the straight staircase

Standard design from planner? - No

Corresponding/which wishes were implemented by the architect? - Actually all.

A mix of many examples from various magazines… - Yes

What is the most important/basic question about the floor plan summarized in 130 characters?

How do you see the price range, what are your frank opinions on the floor plan in general? Possibilities to make the floor plan smaller?

As an addition, the house should be located on the property as shown in the attachment.

Straight single-flight staircases are space-eaters / floor plan bloaters. It works just as planned, but not any smaller.

Simply swap parents and dressing room, then this "changing room" can be omitted along with the second door to the bathroom. I don't see any other planning errors at first glance. The hallway on the ground floor is huge – which doesn't have to be bad if you are planning an elegant "entrance," but it seems too plain and boring to me, just like the living area. Maybe the housewife has a clever touch in interior design. The elephant has already honked about the stairs – I agree.

...Well, that also depends a bit on what demands you have... if you take one meter off the bottom of the house... then it works too... the children's rooms become a little smaller... you give up the gallery and you don't have nearly 60 sqm living/dining/kitchen but "only" 50 sqm. However, you save 20-25 sqm on the entire house... or am I missing something?
