Hello house-building people!
Wishing you a happy Easter Monday.

About us. We are a young couple and have a piece of building land. We want to build a house without a basement on it.
It will be a shell house project. We now have the first hurdles to overcome in the planning.
The plot has a slight slope.
Since every building on a slope is individual, we admittedly haven’t looked much longer in the search function.
Now we hope for some suggestions or experiences in this forum. We have two suggestions for this.
The architect hasn’t been able to offer many suggestions so far, except that the garage should be on the left.
But the right side speaks more for our driveway and use.
Since the garage, if it’s on the right, is close to the boundary, the height must be adhered to there (3m).
We have been swinging back and forth for days.

What do you house builders say about this?
Somehow photos don’t work to insert.
I’ll try that shortly.
But I’m sending this already before it’s gone. :D

The property. The 83 is the street. 238.40 are support stones from the dear neighbor. These are 60cm deep and run along the entire property. The third picture from the left shows an example where we have a separate exit from the HW.

Hello,

If I understood correctly. Do you mean this here?

Development plan/restrictions
Size of the property
-900m2

Slope
-Approx. 8-9% gradient

Site coverage ratio?
Floor area ratio?

Building window, building line and boundary
-Width 18m to the boundary
(-6m=12m building line)
-Depth 28m building line
(48m to the boundary)

Edge development?
-Garage and greenhouse

Number of parking spaces
2

Number of floors
1

Roof type
-Gable roof

Style
-Simple

Orientation
-Entrance facing southwest

Wishes
-Double garage
-Photovoltaic system

House design
Who is the planner:
-Architect
-Myself

Preferred heating technology
-Heat pump

If you have to do without, which details/extensions
-Carport

Why is the design the way it is now?
-My suggestion

What do you think makes it particularly good or bad?
Good
-Pre-planning
-Easy to understand for construction

Bad
-Many new things for new construction
Such as laws, building regulations, civil engineering, etc.

What is the most important/fundamental
-Move-in ready, cost overview, no nasty cost explosions, solid, garage for tinkering, avoid water damage, etc.

I hope this should be somewhat sufficient.
Or understood that this is what is meant.

Thanks
Best regards

Theo

A sketch of it. N is north. Our floor plan is roughly like this. You can also set the house further in. So let's see who already has experience with something like this. Thank you
