Hello everyone,

after weeks of reading along, the time has come; my first post:

Recently we had our first architect appointment for the following construction project:

Single-family house approx. 170 sqm living space with basement + garage (approx. 40 sqm)
Timber frame construction (KFW70)
Relatively open design; without bay window, so cubic; possibly a city villa
Probably 2 stories on basement
Flat plot
Simple foundation (at least for neighboring plots; topsoil + clay; easily accessible)
Construction start 2014
Rhineland-Palatinate

Fully developed plot is already available.

First cost estimate from our architect (excluding plot):

Approx. 390,000 EUR turnkey including ancillary costs (incl. VAT)

Equipment (good standard):

Ventilation system
Geothermal heat pump (incl. drilling)
Sun protection
Chimney (without fireplace)

Including outdoor area (calculated at approx. 20,000 EUR)

Including ancillary costs (architect, performance phases 1-9; structural analysis, surveying, house connections, surveying, building application, etc.)

Not included in the calculation:
Kitchen, fireplace, furnishings, lighting, etc. (here I calculate approx. 40,000 EUR)

Is the calculation realistic so far?

Looking forward to your comments.

So far we have a good gut feeling about the architect.
Financially, this would be manageable.

What contingency should one plan for in the financing of such a construction sum?

Go into more detail, without knowing exactly what is meant, it will be difficult... - 40k euros (!) kitchen and what exactly else? What do you mean by furnishing? Are tiles and wall/ceiling coverings included? - 20k euros outdoor facilities: What is meant by that?

- 40k: 15k kitchen, 10k additional furniture (we are actually fully furnished, but there will definitely be more) 5k lamps + curtains, rest: satellite system, intercom, etc. + reserve
Tiles, painting, etc. are included in the house costs
- 20k: parking lot + paving, patio, garden landscaping

15k kitchen is a lot of money - you can certainly get something very nice. 10k furniture should also be enough - you can get a very nice bathroom setup for that. For us it was about 1k for additional furniture (bathroom, 2 wardrobes - we didn’t need more). Lamps: You probably have a very exclusive taste. All lamps together (if we had to buy them all new) cost us a total of 500 €. A sat system costs 150 € - per receiver max. 200 €. You really still have good padding in there :) Your house price also sounds reasonable.

I consider 15k to be a lot of money for a kitchen, but unfortunately those are the market prices. Three years ago we bought an A*no kitchen for our apartment. That was 9k gone just like that (no special frills, no luxury, good mid-range). Similar with the other things.

But actually I wanted your (detailed) feedback especially on the house.

Hello,


Assuming that it is a qualitatively high-value and reputable prefabricated house builder: for a city villa the price including ancillary costs is about EUR 40,000, for a cube you would rather add another EUR 10,000. Neither painting work nor floor coverings are included in both cost estimates.


Rather not; but this is only "my assessment"!

Controlled residential ventilation with heat recovery, geothermal heat pump, external shading, chimney will cost you about EUR 43,000. Architecture and statics must be included in the house price; surveying, house connections, surveying, building permit, etc. in the ancillary costs amounting to EUR 35,000-40,000.

In addition, there are EUR 8,000-10,000 reserves for extra foundation costs, EUR 15,000 for painting work and floor coverings, EUR 15,000 for exterior work as well as EUR "x" for extras.
