Hello everyone,
I would also like to submit our planning for evaluation by the forum.
Last year, I already made an entry here for the initial idea generation.
However, it became somewhat confusing due to many different variants on my part. So here is everything from the beginning.
Thank you very much in advance.
Bebauungsplan/Einschränkungen
Size of the plot: 540 sqm
Slope: flat
Floor area ratio: 0.4
Floor space index: ...
Building window, building line and boundary: See screenshot
Edge development:
Number of parking spaces: 1.5
Number of floors: 1.5 / 2 residential units
Roof type: gable roof, 30-45 degrees
Style: ...
Orientation: terrace facing southwest
Maximum heights/limits: TH: 4.5 m FH: 10 m
Additional requirements: gable direction, district heating and utility room on the street side
Requirements of the builders
Style, roof type, building type
Basement, floors: No basement, 1.5 floors
Number of people, age: 3 (2x mid-30s and almost 2 years)
Room requirements on the ground and upper floors:
Office: family use or home office? Partly home office now, no explicit office necessary
Guests per year: 5
Open or closed architecture: moderate
Conservative or modern construction: conservative
Open kitchen, cooking island: semi-open
Number of dining seats: 1
Fireplace: no
Music/Stereo wall: no
Balcony, roof terrace: setback on the ground floor
Garage, carport: carport as part of the house entrance canopy and bicycle garage
Utility garden, greenhouse: small garden, play meadow
Additional wishes/special features/daily routine, also reasons why this or that should or should not be:
House design
Who is responsible for the planning:
- Planner of a construction company: partly from the internet, partly us, partly general contractor architect
- Architect: general contractor side
- Do-it-yourself: little - possibly painting attic
What do you especially like? Why? No stairs in daily life
What do you dislike? Why? Entrance area possibly a bit too small
Price estimate according to architect/planner: ~400k+/- for KFW55 house
Personal price limit for the house, including equipment: 550k with everything (plot, house, ancillary construction costs, etc.)
Preferred heating technology: district heating + central controlled residential ventilation
If you have to give up, on which details/extensions
- can you do without: full expansion as a granny flat, external staircase
- can you not do without: setback, pantry near the kitchen
Why is the design like it is now? For example
Standard design from the planner? No – rather from the conditions of the plot, development plan and wishes to live on one level
Which wishes were implemented by the architect? He does what we want
What do you think makes it particularly good or bad?
What is the most important/fundamental question about the floor plan summarized in 130 characters?
What do you think does not work?

Additional wishes/special features/daily routine, also reasons why this or that should or should not be:
[*]We want to live and sleep on one level
[*]Hobby, substitute office or storage room in the attic instead of basement
[*]Due to possible double tapping of KFW grants (=36k), attic expansion as a granny flat could be considered – since the rooms are there anyway. However, it ultimately depends on the cost whether this is worthwhile.
[*]Carport with canopy toward the entrance
[*]A bicycle garage would be important to us
[*]Building site in BW

What do you think makes it particularly good or bad?
[*]The orientation towards the garden with subsequent green strip I personally find good
[*]There are a few compromises
[*]Utility room/technical room should be a pure technical room, not a utility room (for district heating, electricity, washing machine, controlled residential ventilation, etc.)
[*]Furniture sizes, furniture orientation and door hinges partly do not yet fit
What is the most important/fundamental question about the floor plan summarized in 130 characters?
What do you think does not work?
