Thanks to everyone for the comments.

But 180 floor area is not 180 net living area.
We assume that we will reach about 150sqm living area (due to walls). * 2 = 300sqm living area. - gallery/cutout = about 280-290sqm.
In the basement only 1 room needs to be habitable (20sqm). The rest will be laundry room, storage room etc. Then in total just under 300-320sqm living area. Then the budget might also fit a bit better.

Unfortunately, I can no longer edit the post. If the bay window comes, of course, living space will be reduced again. I also think that we do not need much more than 260 sqm. I am now looking at comparable plans and will revise everything a bit.

That's correct. That's why ypg assumed 160 m2, you assumed 150 m2. You could measure in your program which one is more accurate.

In addition, bay windows cost about a five-figure amount on top.

And I would refrain from deducting the gallery from the square meters. You still pay for the built-up cubic meters.

How much you assume for the basement rooms is up to you. The laundry and storage room will probably need to be tiled, etc.?

If you look, then take a look at houses from FH Bauern with a [Einliegerwohnung]. There is a lot of choice. With 250m2, something should be possible, right?

It is already stated further above: for 320 sqm, conversely, it is 160 sqm for 180 sqm. But we are actually not here to play guessing games. Therefore, if you keep messing around and moving walls, you should approximately adjust the walls, apply a scale, and write the square meters in the rooms. Even just for yourself, so you can see whether there is even a wall free for a closet in a 40 sqm master bedroom or space for the bed.
