Hello everyone, attached I would like to show you a first draft from the architect with the request for feedback and opinions.

Space requirements in ground floor, upper floor, cellar:
The upper floor is the family’s retreat, the two children’s rooms could optionally be combined if there is only one child. Master bedroom and bathroom do not have to be particularly large.
On the ground floor an office (self-employment) is very important. The focus is on the kitchen and dining area with the view on the south-facing slope. The living room should be somewhat separated but does not have to be a separate room. The stairwell should be open as heating will mainly be done with the stove. Cooking is done regularly.
The basement should represent a second residential unit initially for KFW 55 subsidies. This is the guest area and a large gym.

We like the upper floor very much.
Open living/dining area with large window front facing the garden as it is not overlooked.
The basement offers enough space for technology and storage.
Cellar under garage with space for garden tools and workbench.
South roof well suited for photovoltaics

What do you not like? Why?
Cost estimate according to architect/planner: 450,000,-
Personal price limit for the house, including equipment: 550,000,- (all furniture is present except bathroom and kitchen). A lot of own work planned in interior finishing.
Preferred heating technology: water-bearing masonry stove, buffer tank with heating rod, large photovoltaics, wall heating

If you had to do without certain details/extensions
- you could do without: open space, bathtub
- you cannot do without: office, garage, cellar

I cannot really come to terms with the draft. I can understand the location of the study right by the entrance, the size is still acceptable, but the daylight planning is poor. Considering the almost wastefully unused areas in the "open space" and basement, it gives a very disharmonious impression. The opportunities to integrate the direct garden access in the basement into daily life remain unused. The basement room is labyrinthine and difficult to access - too much passage. I really like galleries. Here I see the wish implemented, but I cannot imagine it contributing to a good living atmosphere with this arrangement - on what occasion would one want to enjoy this air space in this place? Instead of desperately trying to fit all wishes into one floor plan and none very well, I would let go of one or the other aspect and implement the most important wishes really well.

The basement is detached from the living levels... Am I correct in understanding that the best-located rooms facing the garden are thus only placeholder rooms? I don't think that is well designed, nor do I like the hallway in the basement. The area between the kitchen and the terrace seems too long to me to get "into the garden." Ultimately, it is "just" a captain's house with a basement tucked in due to the slope. Otherwise, one can live with it if that is the intention.

Good morning and thank you for the quick feedback. The daylight planning in the office has also caught our attention. That could be solved with a larger window, or where do you see this room? What is the all-purpose room for you? So where are spaces being wasted? We have also discussed the garden access topic at length. We believe that one can easily get down via the terrace in the west with the right stairs in the terrain. Cellar room and building services will be swapped. The gallery is primarily meant to get the warmth of the stove upwards.

In the basement is the frequently used guest area and a very often used sports/yoga room. Both are very important rooms for us. What do you mean by a captain's house? Best regards
