Single-family house in the first draft - your opinions are requested

Hello House Construction Forum Members,

We look forward to your opinions and comments and will simply start with the list of questions:

Development Plan/Restrictions
Size of the plot:
781 sqm minus 90 sqm for access (plot is available)
Slope: No, at most a very slight incline towards the east
There is no development plan or other restrictions

Requirements of the Builders

Style, roof shape, building type: Gable roof 45°
Basement, floors: no basement, 1.5 floors
Number of people, age: 2 people (both 28 years old)
Space requirements on ground floor, upper floor: see sketches
Office: family use or home office? Often home office
Overnight guests per year: minimal
Open or closed architecture: Open architecture
Conservative or modern construction: modern
Open kitchen, kitchen island: Open kitchen, but no kitchen island
Number of dining seats: 6-8 people
Fireplace: If possible, yes
Balcony, roof terrace: Terrace adjoining dining and living room with option for a conservatory in a few years
Garage, carport: Not necessarily from the start, sufficient over time

House design
Who is the planner:
Do-it-yourself + inspiration from various model houses
What do you particularly like? Why? Open kitchen, glass front facing garden/terrace
What do you not like? Why?
Price estimate according to architect/planner:
no offers requested so far / maybe someone can roughly estimate what we have to expect
Personal price limit for the house, including equipment: currently being clarified
Preferred heating technology: What is recommended nowadays?

If you have to give up, on which details/extensions
-can you do without:
Room sizes in general, house area
-can you not do without: open kitchen

What is the most important/basic question about the floor plan summarized in 130 characters?

We hope for some suggestions and improvements regarding layout, orientation, and size of the house that we may have overlooked in the heat of the moment.

outside. Fits. Terrace in the sun, technology in the darkness. Below, hallway protects privacy well. You don’t stand right inside. But cloakroom space is tight. Everything has its price. Upstairs, why so many rooms? Do you want to run a bed and breakfast? Take one away and treat yourself to a bigger bathroom. Possibly also a bigger bedroom. Karsten

Hello Karsten. Thanks for the feedback - from our point of view, the rooms are necessary since we want to build without a basement.

Where is the plot accessed from?
I ask because the technical room is quite far from the driveway and lines are not allowed to be built over.

Otherwise nicely clear, I’m following (except his bathroom component, the 12 sqm is generous) but:
I don’t like the hallway at all. Too long, too narrow, access to the kitchen much too far away. Inconveniently, the kitchen blocks itself. I would probably make the house longer and narrower.
The square meters seem to be optimized for calculation: the staircase doesn’t take up any space here, otherwise the staircase dimensions will probably just be adequate.

Then extend the stairs all the way up to the attic, cover it with boards, put a small window in the gable at the top, and the cellar and laundry drying loft are done. Rooms would be too expensive for me just to pile up junk. Unless you have hobbies like electric trains or something. Karsten

Do I understand correctly that the property is still to be divided and that in the front part there is only a driveway width leading to the back?

The exterior walls look thin, is the drawing still intended as a conceptual sketch?

On the upper floor, I have the impression that the representation mentally extends the exterior walls of the ground floor upwards. That means on the eaves sides I don't see any recess and wonder if the head height in the staircase fits everywhere. That would probably depend a bit on the knee wall.

The bathroom on the upper floor seems to me to be a dormer. Overall, it seems to me that roof slopes are not taken into account in the area specifications either.
