Hello everyone,

we started planning about a year ago and have now almost completely discarded and redone the house concept...
Since the second child is on the way and our current apartment is too small, we need to speed things up... The plot is already available. (Parzelle 5 top left).

Development plan/restrictions
Plot size: 954 sqm
Slope: no (all flat)
Floor area ratio/floors, etc.: all according to the development plan...

Requirements of the builders
- modern style
- no basement
- two adults + 2 babies
- living areas for adults vs. children should later be separable (i.e. at the beginning everyone sleeps upstairs, when the kids are older we will move to the ground floor and the children will keep the upstairs)
- not so many sleep guests
- open kitchen, cooking island
- number of dining seats: 6-10
- space requirements: ground floor 132 and upper floor 113 (sounds like a lot, but some rooms are substitute basement rooms)

House design
- design by us, but then drawn by architects
Positive:
- some sheltered terrace (from view and wind)
- wall upstairs from hallway to corridor is optional (not built yet, possibly later to separate two living areas)
- parent-child area can be separated later (parents on ground floor, children upstairs)
Negative:
- large hallway upstairs
Personal price limit for the house, including equipment: 450,000 (without plot)
favored heating technology: gas or air-water heat pump

If you have to do without, which details/extensions
- you can do without: I have already sacrificed my fireplace and basement
- you cannot do without: terrace facing south

Why is the design the way it is now?
- Should be protected from views from the street (southeast) and from wind (west).
- Terrace should also not be visible immediately from the street.

Can you please upload the floor plans as photos? Many people here definitely prefer that.

Equipment: 450,000" is very likely not feasible with ~ 245 sqm and the architecture. Garage included?

Yes, garage included... The plot has, as mentioned, already been purchased... I was already hoping that we would still make it (we are giving up on basement, fireplace, elaborate roof – furthermore, a few rooms will not be properly finished yet since they are only used as storage/basement replacement).

You have a storage area on the ground floor and the upper floor (utility room, pantry, etc.) of 38m² and your hallway on the upper floor is 20m². So why don’t you build a basement if you need that much storage space? Wouldn't that be cheaper?
