What is the most important/fundamental question about the floor plan?
1) What do you think of the ground floor and its orientation regarding the garden and terrace?
2) Swap kitchen and TV area, yes or no? Currently, TV and dining area face the garden / Black Forest and southeast side, kitchen on the southwest side.
3) Ideas for a suitable staircase? The appearance is important because the staircase is part of the open living space.

Size of the plot: 490 sqm
Slope: no, the plot is flat
Building window: 9.50 m x 14.00 m
Edge development: only garage and carport
Number of parking spaces: 3
Number of floors: 2 full stories
Roof shape: free (hip roof planned)
Style: free, planned modern / city villa / Mediterranean
Orientation: terrace / garden southeast and south. View of the Black Forest to the rear.

Client requirements
Style, roof shape, building type: hip roof
Basement, floors: fully basement, 2 full stories
Number of people: 4 (2 adults, 2 children)
Space requirements: large living/dining area on the ground floor, 3 bedrooms upstairs
Office: yes for home office
Guest stays per year: 5-6 times guests (single persons / families)
Open architecture
Modern construction
Open kitchen, cooking island
Number of dining seats: 8-10
Fireplace: no
Balcony, roof terrace: no, large ground floor terrace
Garage, carport: garage for use for bicycles, stroller, etc., carport for cars

House design
Who designed it: ourselves
What do you like especially? Why? Open living space. Practical ground floor.
What do you not like? Why? We are undecided about the staircase design.
Price estimate according to architect/planner: EUR 600,000 (turnkey including ancillary construction costs, outdoor facilities, garage)
Preferred heating technology: underfloor heating or air-water heat pump

If you have to dispense with something, which details/extras
-you can dispense with: carport, shower on ground floor
-you cannot dispense with: glass doors in the living room

Why has the design turned out as it is now? e.g.
Standard design by the planner? The plan has so far come from us.

I don't see much that is wrong now, I myself would place the storage room next to the kitchen and the guest toilet to the left of the stairs, even if the wastewater would be separate, this way you have more of it in the kitchen.

Upstairs, the bedroom works much better without a wardrobe. Maybe even swap the rooms so that the children have more sun.

What is really wrong?!
It could be wrong that load-bearing walls were not taken into account and thus increased planning costs were incurred.
The hallway on the ground floor could also be wrong, which as a crossbar is hardly suitable for a feeling of well-being or for properly welcoming a family. It’s just a corridor that ensures there is a door to the garage, which is more cumbersome to operate than just going through the front door 3 meters further.
In the basement, the office would need to get the light shaft for the second emergency exit. What is supposed to happen with the shaft in the guest room?
To me, it would be like casting pearls before swine if the best corner of the house (West) is furnished with the toilet*
And the upper floor common rooms get a less attractive orientation because of it.
I consider the bedroom to be compromised.

*that would be grounds for a redesign for me.

If the door to the garage opens in that way, you immediately get a few new dents on the car.

Hello Yvonne, thank you very much for your detailed feedback. If we didn’t want criticism, we wouldn’t publish our planning here.

Your response regarding the bathroom on the ground floor is not entirely clear to me. Yes, that is the southwest side of the house. But this corner borders the parking lot, which from my point of view means it is not the best corner of the house. How would you orient the ground floor (especially dining room, kitchen, TV area) based on our plot?

"On the upper floor, common rooms get a less attractive orientation in return." --> What do you mean by that?

Thank you very much for the feedback. The garage is intended as a storage garage for bicycles, strollers, etc. Therefore, the scratches are not that serious. Otherwise, you are of course completely right.
