Hello everyone, attached is our current planning status.

Development plan/restrictions
701 sqm
South slope
Floor area ratio: 0.4
Floor space index: 1.2
Building window, building line and boundary
see picture, exceeding the main building by 1.5 on one side is permitted
Double garage with 7 meter parking space in front (side access)
1.5 with basement (basement not a full storey)
Gable roof 38-48 degrees
Classic
Orientation south, i.e. ridge west-east

Client requirements
Classic gable roof with flat roof extension (grey tiles)
Basement (not a full storey), ground floor, attic
4 persons, children 4 and 2
Office: home office, currently incorrectly labeled as hobby room in the basement
No overnight guests
Open architecture
Modern construction
Open kitchen with cooking island
min. 6 dining seats
Fireplace
Metal balcony to be added facing south
Double garage
Nice south garden
Even though the open cantilever staircase in the middle of the house takes up a lot of space, it should definitely be implemented like this.

House design
Own design with support from well-known draftsmen
Roof windows are still missing in the bathroom and in the hallway of the attic, which are not shown.
What do we especially like? Children's rooms initially in the attic, when the children get older they can move to the basement. Two large rooms with south orientation and bathroom.
The staircase should be a cantilever staircase with glass wall
What don’t I like? The path from the garage to the house is quite long...

Preferred heating technology: Underfloor heating, air heat pump, photovoltaic system on the roof

Why did the design turn out the way it is now?
Our wishes were tried to be implemented as well as possible for the plot

Don't see any major blunders now. Unfortunately, the driveway or access path and garage are still not entirely clear to me. What would bother me: - first of all, the kitchen wall in front of the stairs. Get rid of it and rotate the kitchen. Nobody needs this narrow corridor. - furnish the bathroom once. The chimney could be quite a nuisance there, since the shower has to go there 99% of the time. Otherwise, maybe plan a built-in shelf or move the chimney into the bedroom. - Furnish the bedroom once. Am I right in seeing that the bed is supposed to go under the window? That's obviously not ideal.

Garage driveway on the side. Does it have to be like this? For me, this option is not suitable and I think it could get quite tight with the width of the plot.

A successful and clear design. The kitchen wall by the stairs also bothers me, I would make it half-height and not rotate the kitchen. This creates a kind of counter separation instead of the narrow passage. Install good soundproof doors upstairs. The "bay window strip" increases construction costs and brings no practical benefit - rather it takes midday light from the dining room. If it is desired visually - OK.

Thank you very much in advance for the feedback. We had also already considered leaving out the wall between the kitchen and the stairs, but so far we haven't been able to bring ourselves to do it. However, we will reconsider it carefully.

We had also thought about leaving out the wall between the living room and the hallway to have a shorter way to the toilet, but the wardrobe with sliding door in that spot was more important to us.

The garage is actually planned with a side entrance according to the development plan. Due to the slope, this would not be so bad in our opinion. The garage (approx. 7x7 meters) and the forecourt are on the level of the turning area. The garden would then be at a higher level. To the east of the house, you can reach the front door in the north via a stone staircase. (We are of course aware that the path is long, but we haven't come up with a better solution.) And putting the entrance basically in the middle of the south side didn't appeal to us either.

Garden access is of course possible from the basement. As garden access from the living/dining room, it is planned to extend the steel balcony around the corner to the west and then be able to reach the garden from the ground floor via a steel staircase.
