Hello dear house building forum,
we have purchased a plot of land in Bavaria. The plot is 590 sqm and has a slope.

Now we are facing the big challenge of how to support the slope.

We have the following height difference:

Top left is basically the zero point.

West---------North------------East
(0.00) --------- (0.20) ------------ (-1.40)

(-1.80)------------------------------(-2.90)

-------------Street side -----------

Our structural engineer said that we need an L-retaining wall at the back about 0.80 meters high and about 2 meters at the front. He estimates costs of about €60,000 for this.

Do you have any ideas on how this could be done more cost-effectively?

Thank you very much in advance.

The elevation differences of the building plot are not nearly as extreme as those of the entire property. You only indicate the valley side as the street side – is a) the street only on the valley side and b) does the property border the street along its entire southern edge? There are usually "smarter" measures than trying to "tame" or "contain" the property between retaining walls: for example, living also on the basement level, and/or split-level construction. Also, making the building structure more flexible by not rigidly connecting parts (keyword: better a beautiful house than absolutely insisting on a connecting door between house and garage) can work "wonders." A freelance architect usually comes up with ideas for hillside construction more easily than a "draftsman" – so there is also something to do on this "corner." It’s best if you post more information: pictures of the property and a plan with measurements and more elevations especially within the building plot, and regarding you and what is to be built, the completed questionnaire from the top of the floor plan section. Oh yes, and please don’t be stingy with information from the development plan either.

Hello, thank you very much for the quick response.

a) yes, only on the valley side is a road, to the north there is another house
b) the entire southern edge is along the road

Attached are further details:

I always recommend taking a look at the neighborhood. That’s where you can see how other people have solved the slope situation. I don’t think you’ll find many 2-meter high retaining walls there.

You can also just leave a bit of the slope as is. Or put two/three steps at the terrace and the entrance and also leave the lawn area curved.

Addendum: Is the height profile really as linear as the architect sketched?

Thank you for your feedback. From when do I even need retaining walls? Or rather, when do I have to support the slope? Yes, I do think it is that linear. Why do you ask? :)

In the pictures, I clearly see in §34: flat roof no, Bauhaus no, two full floors no.
And among other things, I see a paved driveway as an indication of a previous building, which still needs to be found out what it looked like. Read in the old building file what kind of house was there.
And by the way, nothing looks linear there, rather flat and curved.
