I am always cautious with public assumptions even if my gut signals something else.

The quoted user says that tiles and laminate will be installed, and parts of the exterior landscaping are already included in the price.



I only work with smaller to medium construction companies because there performance and offer match, communication with customers is right, HVAC planning, architecture, statics, and appraisals are not picked up from the fairground. Usually – unless I inquire myself – I hear nothing after the topping-out ceremony and that is the best possible course of construction and brings me a reliable reference in the end.

I also know providers where the square meter price is supposedly stated with €1,000.00 - 1,100.00; "my" construction companies can do that too, if the house is above 200 sqm :D Seriously, at this price level the nasty awakening comes at the latest with the additional costs, especially the extra foundation costs. Usually this price just barely meets the energy saving ordinance; not good!

But one thing may be true, I am here in Berlin/Brandenburg. I know the industry nationwide from the timber construction sector (prefabricated house construction, timber frame construction, etc.). For masonry construction my price knowledge is limited to the region mentioned above. So it may well be that we are talking about different price ranges.

There is only one answer here: because "stinginess is cool"!
The vast majority of potential builders only look at the bottom right sum. That’s why well-trained salespeople have such an easy time.
Anyone who doesn’t realize that a salesperson primarily cares about their own well-being probably lives in socialism.
By now, it is no problem to inform yourself in advance comprehensively, not least here in the forum. It must be noted that independent consulting and sizing simply cost money. This is where the circle closes: builders gladly save these costs, as the salesperson promises heaven on earth.
When I then inspect botched heating or heat pump systems in practice, partly due to excessively high consumption costs, the necessary calculation documents are mostly missing because they simply do not exist, and if they do, they are usually wrong or piecemeal. What is put together has nothing to do with an efficient system.
The certificate states an EH 55, but due to the sizing/implementation, it is actually only Energy Saving Ordinance standard.
Then, sometimes afterwards, attempts are made through forums and support from hobby experts to catch up on or "straighten out" what was missed.
Therefore, my sympathy for defrauded builders is limited.
