Single-family house construction cost calculation - does it fit?

Hello dear forum,

after you already helped me so well with my first question, I have another one right away.

A single-family house is supposed to be built. The plot is there. Now I am trying to estimate the costs in order to "guess" the total costs or to be able to evaluate the offers from different providers. The total volume should be a maximum of around 650k. The plot including ancillary purchase costs is 190k. Is it realistic that I can get a turnkey single-family house in NRW (near the Ruhr area) for 460k including additional construction costs, outdoor facilities, etc. (approx. 160-175 sqm living space, no basement)?

If further information is required, please excuse me. I am happy to provide more and thank you in advance for any helpful answer.

If you do a lot yourself and are satisfied with the standard, then yes.

Thank you for the feedback. Unfortunately, not much is possible by myself. I do believe that we are satisfied with the standard (=mid-range?).

Two left hands = roughly €3,000/sqm living space construction costs ready to move in + incidental building costs + terrace, garage, driveway, outdoor facilities

In the size you mentioned, the usual cheap providers start at about €320k as the entry price for the bare turnkey house. But then there are still incidental building costs, garage/carport, painting work, floor coverings etc.
And of course your wishes for special equipment..

... however you define that. You will see in the construction performance description or the sample selection.
Sold standard includes, for example, manual shutters, no ventilation system (Town & Country sells, for example, standard exhaust fans in some rooms and leaky windows in other rooms - then called fresh air automation), "small" tiles of 30x60 in the bathrooms, dark facade colors cost extra, terrace doors have no flat threshold, etc.

If that is enough for you and you do the step from turnkey to move-in-ready yourself, it could fit.

Well, now I am a bit shocked by the question whether that is enough.
Why should it not be enough?

. . are also roller shutters. You can also run the power supply for them and later have it upgraded by a trusted electrician.
Or be satisfied with that. .

It seemed to me that some budget providers already include this in their offer (catalog price).

Just a normal threshold.. like most houses have. More important is to pay attention to the nonsense step that usually occurs at the patio door.

Normal standard, basically. But it also costs 3000/sqm for the calculation. Plus additional construction costs plus outdoor facilities. Plus kitchen plus mailbox.

Who wants to save, does so on the painting work, which is not included. On the square meters, the parking space, or the further outdoor facilities.
May I ask why it has to be 175 sqm? Wouldn't 140 sqm be enough, or who needs a retreat room for everyone?

Because those are exactly the points why, for example, Town & Country (all points referred to that - ventilation is only included as described there) is so inexpensive, but exactly these points are changed later by 99% of customers who see the "cheap price". Oh God! Manual roller shutters. Like in a 1960s rental apartment. 7cm threshold at the patio door? I would constantly trip over that and the children would get hurt. Etc. Actually, you know the discussions about the “necessary” equipment here. That’s precisely why the question was asked to the original poster. Then, and only then, does the calculation work out – but not with the €3,000/m² for the standard finish. Because that includes the electric roller shutter, the low threshold, or the ventilation system. The Town & Country equipment without upgrades actually leads to the classification of "basic equipment" in the appraisal. That can’t pass as normal/upper standard. Unfortunately, that is how it is now. Once again: This is not a negative judgment from me. But the general wishes go beyond the minimal standard and thus also lead to significantly higher prices even with the discount providers. THAT is where the money is made, not with the basic equipment. It’s like with cars. The margin lies in the special equipment.
