hello everyone,

my girlfriend and I are currently planning our own home. now the question arises whether we can finance approximately 240,000€ if we have 3,000€ net available per month. building land and approximately 60,000€ are available!

To finance this amount, you would have to calculate with 1000 monthly. Including additional costs, just under 1500 monthly.. But you would have to be sure that this amount is sufficient. However, no one here knows your financial situation, so a clear no to your question

So in 6 years we can additionally generate about €1300 monthly through a large photovoltaic system. Generally, they say a maximum of 30% of net income? The bank advisor said it is okay......

Why can you afford an extra €1300 per month there? Is the system supposed to generate that much monthly profit in 6 years? Who calculated that for you? Is the system already installed?



If only it were that simple...

Is that YOUR net income? Or is it yours and your girlfriend's combined? What happens if one of you becomes unemployed? Do you want children? Can you manage everything with just one income then? Have you ever thought about the case of separation?

But even if everything goes smoothly: what exactly is included in those 30%? Meaning, how high is the repayment portion? You can pay €1000 per month on a €240,000 loan but also €1500 or €2000... The one who only repays €1000 will still be paying off his house in retirement, the other will be debt-free after 15 years...

To make the numbers look better, people often only calculate with 1% repayment... in my opinion, one should not start below 2%...

You can’t make a general statement. You should be able to repay 2%, but there can be many different reasons why someone repays only 1%. It then requires self-discipline to compensate for the lost amount after a few years through extra special repayments. We also repay only 1% because, firstly, we are about to take a parental leave year, and we will definitely have to put a lot of money into the plot and house for the first 2 years. Then we will have double income again and can repay 3 - 4%.

I also find the thing with the photovoltaic system suspicious... 1300 per month... wow, I want something like that too :9

So the system is already in place and will be paid off in 6 years, thus generating that amount as profit. This is already the case currently and it is being repaid with it. The 3000 euros net are calculated like this: me full-time and my girlfriend as a 400-euro mini job. We already have children and will keep it at one. With tax class 3, there would be about 250 euros more... and imagine it is a 70kw photovoltaic system that brings in 2600 euros per month. Half belongs to me, the other half to my sister. It’s as simple as that! So nothing suspect.
