Hello.
We want to build a single-family house in southern Emsland to KfW55 standard (as a benchmark, without KfW funding). For this, a construction company is supposed to only build the shell, the other trades will be contracted by us and partially carried out as DIY.
The details of the project:
180m² without basement
classic brick construction with a bit of visual embellishment (pilasters, friezes, dormers)
45° gable roof (interior finishing & insulation as DIY)
Plot owned by family, ancillary building costs clarified.
For the trades inside, we already have indicative offers, but it is quite difficult to find a construction company to build the shell there. The order situation in the region is obviously very good; there were already construction companies who wanted to postpone us well into the second half of the year or completely declined because their books are full.
We have already received two offers, both asking just over 160,000 solely for the shell. In the worst case, we had budgeted (the standard for this square meter amount in Emsland is supposed to be 115,000).
That seems very expensive to me at almost €890 per square meter. Especially since I have seen construction projects in my circle of friends where (from the same companies) the shell was built for significantly less.
So, my question to the specialists and experts here is: were we completely wrong with €120,000 for the shell?
