Hello,
We are interested in a plot of land in a new development area but are unsure whether we should buy it. The selected plot is about 670 sqm and is located at the edge of the forest. On the left and right, we would have neighbors with single-family houses. We are extremely uncertain because we would still be surrounded by apartment buildings (3 stories and flat roof). Since my husband suffers severely from pollen allergy, we wonder if a plot at the forest edge would be a sensible choice.
Attached are a few pictures:
1- Apartment buildings: red circle
2- Plot: green cross ❌
3- Forest edge
The plot is also not exactly the cheapest (several hundred thousand €).
The big advantage would be that we currently live in the same town, so it would not be a major change (e.g. new school for our children, children’s hobbies, friendships, commute to work, etc.)

Thank you very much

Allergic to which pollen? Those who are allergic to certain grasses can walk around in the forest quite relaxed because these grasses do not grow there. Those who react to pollen from trees could have big problems at the edge of the forest if the forest consists of these species... if not, then not...

But if you already live in the town anyway. Pollen fly through the air and spread well. What should change?

Whether you want to build MFHs with 3 floors next to it, you have to decide for yourself anyway. It wouldn't be for me if someone could look into the garden from my balcony.

Answer o_O: Good question. Honestly, we never had that checked.

But if you already live in that place anyway. Pollen fly through the air and spread well. What should change?
Answer :): We live about 12 minutes by car from the construction area. We recently had pollen protection screens installed on windows and terrace doors. Now we are waiting to see if they work. If yes, that would be our solution.

Whether you want to build next to MFHs with 3 floors you have to decide yourself anyway. For me, it wouldn't be anything if someone could look into the garden from my balcony.
Answer :(: Exactly that + little sun because of the forest worry me the most. Terrace, garden as well as large windows should be at the back (so facing the forest) so that we hopefully have a bit of privacy. At the front (facing the street and multi-family houses), then few windows?

Well, as it seems, they are on the other side of the street and would probably look more into the front garden. And through the other side of the street + a greater distance due to the corner location, there is still a bit of space. And are there even balconies facing a direction relevant to the OP?

You make self-paid pollinator protection grids instead of allergy tests and desensitization at insurance expense and are now unsure which property is suitable? The test is... significant for this question.

I would worry more about the 5m height difference - if the meters are in the contour lines - than about the pollen.

With controlled residential ventilation and fine dust filters, you get the pollen out of the indoor air. Outside is then a no-go area during that time, although for me as an allergy sufferer that doesn't make a huge difference, because the stuff is everywhere in the area after a gust of wind.
