I would start with €400,000. Calculate your needs yourselves: €2000/m² plus additional construction costs plus kitchen, garage, basement, or other special requests. Where do you end up?

Keep in mind that you are no longer the youngest and have less than 30 years until retirement. The children will become more expensive, or child benefits will eventually stop. So don’t repay too little.

Anyway, if you not only live down-to-earth but also build down-to-earth, it’s all no problem. Everything looks very solid.

The current cars will not last forever. You can actually already create a "depreciation item" and allocate the purchase costs of the new cars over the expected remaining lifespan of the old ones.
Do you also include vacations in the monthly fixed costs?

In any case, take a look at the threads about ancillary construction costs and purchase ancillary costs. And roughly add everything up in your head with the 2000 euros/sqm for the house + xxx for the land. Feel free to assume that it is now easily 100 euros/sqm. However, I am not familiar with your area.

With these values, have yourself advised at the bank or by one of the major brokers.

I assume you are not civil servants? Then definitely finance in such a way that you are done in 25 years.
