There are GCs who don’t have in-house programs, they only build 10-20 houses a year per customer request. In which area are you looking?

We also do not know the chosen providers yet. I have already said everything about the better way:
1. show the house in question here
2. have a tender made by the project-managing architect (and do not exclude this general contractor).

So far, we neither know the plot nor the house, how is anyone supposed to say anything about it? It is best to fill out the questionnaire pinned at the top of the floor plan section.


My willingness to do so will depend on how well the OP cooperates here ;-)

Possibly the architect has calculated a bit tightly and reality looks different and falls outside the risk allowance. In this case, you would not have defensive, but market prices. See if you can award contracts individually and a small building contractor with a good local reputation could take over the construction coordination. However, you would then also have to be on site a lot.

Why should someone have their site manager watch over subcontractors more than just ensuring they don't get in the way of their own guys?
