Hello dear forum,

I would like to have your opinions on the following project (not my own, just came across the offer).

Semi-detached house with 105 sqm living space and 80 sqm usable space (I assume this means a basement).
According to the advertisement, the house is supposed to have 5 rooms.
It has 1.5 floors, so I assume a gable roof with knee wall (height unknown).
Plot size: 250 sqm
Price: no information, needs to be requested.

Apart from the sparse information, the question arises for me, who would build something like this?

Assuming that the 80 sqm usable space is the basement, the ground floor area would also be about 80 sqm. That means that only 25 sqm remain for the upper floor, which suggests an extremely low or no knee wall at all. This makes the upper floor practically unusable as living space. I also wonder how five rooms are supposed to fit in there? And then there is, of course, still the question about the price.

Can any of you make sense of this?

Your entire thesis is based on the basement. The property can also be only partially basemented or something else. The attic, utility room, etc. can also be declared as usable space. You will only get a clear answer by making an inquiry.

The one who was able to build such a house with their development plan. Why not? It depends on the floor plan. It is actually a common size for older houses, all of which are very well habitable.

This is an offer for a new building, not for an existing property.

Not every unsecured assumption has to be wrong but: why are you asking us here about a property of which you apparently only know the headline of the offer yourself - is this only to fulfill the abstraction requirement of philosophizing?

My statements/remarks also apply to a new building. Please take a look at the plans for it.
Even 200 sqm can be damn unusable.
