Semi-detached house possibly with own construction company and own schedule?

Hello everyone!

What do you say about the following situation?

We have reserved a semi-detached house plot until the end of April and intend to purchase it in mid-May. The neighbor wants to build with the relatively unknown solid house construction company proposed by the property dealer, approves all their plans unconditionally, is already selecting interior fittings, and would like to start building as soon as possible, i.e., according to the plan, at the beginning of June and move in by the end of the year.

We would like to have sufficient planning time to calmly design our semi-detached house, thoroughly check the construction and service description, and if in doubt, we would also build with another, better-known construction company with more references, possibly even with a prefabricated house company.

A few questions regarding this:
(1) Do you think the planned start of construction (beginning of June) by the construction company is realistic? After all, time is still needed for the building permit, right?
(2) How much time would you allow for the construction planning before the building contract can be signed?
(3) Do you see any problems if we decide on our own semi-detached house to go with a different construction company and a different schedule?

I already have some thoughts on the last point:
- When the neighbors move in, our shell construction should be standing; otherwise, the neighbors would have to insulate the exposed party wall until our house party wall is built.
- It would still be practical to excavate the building pit together.

By the way, next week we will meet our future semi-detached house neighbors for the first time.

If the neighbor buys in May, the preliminary site plan must first be created. The building application is then based on this, and its approval usually takes – depending on the development plan – between 4 weeks and 3 months.


That varies individually. Take as much time as you need and don’t let anyone tell you otherwise.

It would also be interesting to know how large the financial disadvantage would be because a company is not involved in the construction?

Where exactly should an advantage lie? What the BU - provided you build together with someone - saves is, once the construction fence and a construction toilet; so not most of it :confused:

No idea, that's why I'm asking. I imagine that there are savings: only one construction crane, only one concrete mixer, only one excavation pit, many tasks are faster because they can be done for both semi-detached houses in one go.

Hello,


The piece of house does not change, and therefore the price per sqm/living space does not change either.

You have a misconception if you always rely on the word "once". A large excavation pit is clear – but that also means more effort measured in time. If the site does not allow storage of excavated soil, there are also several trips to the disposal site. In the end, the "once" cancels out due to extended/changed workflows. What actually only needs to be set up "once" are the construction fence and the portable toilet.

I am aware that builders like to argue with a price advantage; they can do that because they always talk to laypeople. If the "savings" amount to around 5,000 euros, that is a lot; as a rule, the builder will probably recoup that supposed saving during the construction period ;)
