Semi-detached house actually divided or residential property

Hello everyone,

I am interested in a semi-detached house.
At the moment, the realtor is not telling me whether the semi-detached house falls under the [Wohnungseigentumsgesetz] - the land register excerpt is still pending.
According to the owner, it is his property, so it is really divided.
The halves are labeled with numbers and additions (e.g., 1 and 1a).
According to the property cadastre (online), the halves each have their own parcel number (so the house is divided by a parcel boundary).
Are these now signs of a really divided property, or can it still fall under the [Wohnungseigentumsgesetz] despite having its own parcel number?

I am a layman.
My knowledge is that this is then a real division (due to separate parcels).

It looks like full ownership. And the owner should know that ;) In the end, it doesn't matter whether [WEG] or full ownership.

Whether it is real or [WEG] unfortunately does not make much difference. As long as everything runs smoothly, you don’t notice anything. But when it doesn’t. We had a [REH] in a row of 4 after [WEG]. The small number of residential units did not justify a property management. We did that voluntarily ourselves. The manager was formally Mr. A. at the other end of the row. We did not collect the housing money. It was December 26, 2014. Our toilet was clogged. Sewage pipe blocked. Mr. A. was not there. I commissioned an emergency plumber service. He flushed the pipe and sent a camera through, result: a kink in the pipe. It had to be excavated. It was done a few days later and fixed. 1200,- costs. I advanced the money, as I was the client. Everyone paid me the 300,- dutifully except Mrs. xy, who complained, why should that concern her? However, the pipe was clearly community property. I had to take legal action to get the 300,-. She only reacted to a court order for payment.

The example from shows: With WEG, there can quickly be two dissatisfied neighbors - one who suddenly receives an unexpected bill for a contract he did not authorize and one who is chasing his money. This will not have been beneficial to the neighborly relationship and the quality of life. Having a "difficult" neighbor affects the quality of life. It looks to me like a real division, but that should be clearly clarified (it is stated in the cadastre).

Poor planning in the division declaration. I know it like this, that everyone is responsible for their own house and everything on their own property (at least with such small units; if it’s an entire settlement like the Traumhäuser, it looks different), including pipes etc. Everyone can treat their house as their property. The difference should be close to zero compared to full ownership. Sorry for you.
