Selling a house - how to evaluate?

Hello, we are considering selling a holiday home with a bungalow on the island of Usedom. We would like to hire a real estate agent for that. Quick question: Does he suggest a price or does it have to be appraised by someone? Where can we get an energy certificate from? Thanks for your tips.

You can simply have it appraised by the potential buyer. Depending on the location (lake view?), equipment, condition, etc., the person - maybe berny? :-) - will say what he would pay. Then HE wouldn't even ask for the energy certificate if interested. If you want, you can send HIM a PM. Who needs real estate agents anyway?

Island Usedom sounds at first like... you probably don’t need a real estate agent. "commission-free" is definitely the ultimate selling point. People should check everything out on their own from the outside, then you gather those with serious interest for a group viewing appointment. But if the location is good, hardly anyone will be interested in the interior anyway, since the wealthy buyer will renovate everything to their taste. I would try it that way first and gather some feedback.

Regarding your questions. The broker discusses a market price with you. Therefore, the important thing is a broker who knows the local market well. The energy certificate is done for you by the plumber and heating engineer who took care of the property for almost nothing. And yes, a detached house on Usedom is also possible without a broker, but it is troublesome from L. You will then have to carry out the valuation yourself. k.

the market does that on its own anyway... such a property listing really doesn't cost much to test a price...

the real estate agent also just looks at what others are currently listing in the area, for what price...
