Secure the price for a prefab house?

We had a quite interesting and informative conversation with a prefab house provider. Unfortunately, we don’t have a suitable plot yet, so the consultant suggested that we could *secure* the current price for one year. Should one do that, or is there some kind of *catch*? Not that we then have a house *in the oven* but still no plot :rolleyes:

I would never sign such a contract without land. We also once visited a show home park and were bombarded by a ("cheap") provider with all kinds of bonuses. However, only if we signed there fairly quickly. Without land, of course, pure kamikaze in my eyes. In the current situation, it is simply incredibly difficult to find suitable land at affordable conditions. Unless you live very rurally and/or off the beaten path.

First of all, I wouldn’t sign anything there! That may all sound very tempting, but it makes absolutely no sense! Why should one buy a house without the land? Maybe the property doesn’t even fit on it, and then the supposed bargain has to be planned expensively. First the land, then the house!

for each plot of land there are building regulations for houses, since you do not know the plot yet, you do not know what you are allowed to build, therefore do not sign anything yet and look for a plot. also look for [Bauträgerprojekten], these are then finished houses with a share of the plot

Basically, the contract for work and services is not tied to a property. So it is essentially an independent contract – which is of course also valid without a property. If you then do not accept the house, a penalty of 10% of the purchase price is often due.

Many prefab house manufacturers offer a so-called "Rücktrittsrecht Grundstück." This is supposed to suggest to the unsuspecting buyer that one can get out of the contract for work and services without problems if one does not find a suitable property within period X. But these withdrawal rights are full of special conditions. Often one is obliged to involve a real estate agent for the property search, or also to accept offers from cooperating providers of the prefab house manufacturer, etc. So caution is advised here. And whether one now – where prices are high anyway – wants to have a price guarantee is also questionable.

No, even they can't produce plots of land.

Reputable prefab house providers will contact you on their own if they can build on a building plot.

The catch is: they offer you crap that you don't want to build on. As a result, they charge you a contractual penalty of, for example, 5 or 10%, because "you could have, but didn't want to."
