Hello everyone,

we are considering building a small, affordable single-family house (prefabricated house).

Now I would like to roughly ask for your estimates of the ancillary construction costs.

Land costs approximately 80-90,000€.
House costs estimated around 180-200,000€ (prefabricated house with own labor).

On the internet, you read about 10-20% = so approximately 55-60,000€ for ancillary construction costs.

What do you think?
Of course, it depends on each house, the area, etc., so it is surely hard to answer in general.

And one important question at the end: Are there any major items that are NOT included in the prefabricated house, land costs, and ancillary construction costs?

Didn't you write in the other thread that you have a total of 320k available? With 100k for the land and 200k for the house (which, in my opinion, probably doesn't exist), the money is already spent.

Be that as it may – I (in the planning phase and with a fraction of the expertise compared to the others here) personally currently estimate about 80k for incidental construction costs – naturally varies extremely depending on the project.

Yep: foundation slab and transportation of the house. Incidental construction costs are never flat-rate, always individual. You will be personally charged by the earthworks contractor, utility providers, etc. Recently there have been quite a few despair threads here because no buffer was planned. €10,000 is not a buffer. P.S. Prefabricated houses are somewhat more expensive than solid construction.

I expect additional construction costs of 110-150k€, depending on the scope of work description of the ultimately chosen construction company. I detailed this yesterday, but the post probably didn’t survive the night due to evaluative statements about individual construction companies.

Better to calculate with 20-25% than with 10-20%, especially if the house is supposed to cost little. 40k€ for earthworks/landscaping remains 40k€, even if the house is only supposed to cost 200k€.
