In an auction, possession takes some time anyway, right? It takes a while until you are registered in the land register. So I wouldn't make any hasty decisions and would use the time to save some money.
How much equity do you have for self-building?
Or are 230000€ yours and not the desired loan?

We are now also building a bungalow with 107 sqm of living space for 230,000. Turnkey, but without painting and flooring work, we do that ourselves. And without additional costs. But we still receive 18,000 € Kfw.
Electric shutters are included, underfloor heating with heat pump, many large windows, bathroom and guest WC tiled, and with a large level shower. However, no ventilation system. And you have to have a lot of discipline during the selections to stick to the standard options.

230,000 € is the amount we want to take as a loan. We have saved other capital. We want to use this for the kitchen etc.
