Hello everyone,

we have purchased a very cheap already developed plot of land at auction. Now we are looking for a [Bauträger].

We have a relatively limited budget of €230,000. We are thinking of a single-family house with around 110m2 size.

Do you possibly have experience with [Bauträger] who build turnkey or technically complete in this range? Or would you rather recommend saving for another 1-2 years to make the dream possible?

With a basement or without? Equipment preferences? Budget for the house alone or should the ancillary construction costs already be included? Own contribution?

So the area is quite small, so it might work with a lot of own effort and without outdoor facilities if you have absolutely Spartan demands. However, never turnkey (if you mean that you just want to move in). My father-in-law installed windows for Helma for years. They apparently once had a shell house for 100,000 EUR. I don't know if that is still offered. By the way: they are only called developers if you also buy the plot of land from them. Otherwise, it is a general contractor (GU) or general contractor with takeover (GÜ).

Thank you for your answers. Currently, we live in a 110 m2 rental and are managing very well with it. We would cover the ancillary building costs from our equity. It is important to us that the house is ready with the necessary technology. We could definitely handle the rest of the interior construction ourselves. Our property is located in the postcode area 06712.

Are children planned? If so, maybe even 2? Then 110 m² will already be tight... Just as a side note. Personally, I would rather save longer, not build at all, or simply take out more credit instead of building "only" 110 m². Just the two of you? No problem! At the moment, we are managing well with 80 m² rental! Also be sure to note: with your 110 m², maybe you also have a basement room or something similar included? You won’t have that in a single-family house. And: you need a separate technical room of about 10 m² or so, so one room is already lost that you have in the rental apartment! And: In your rental apartment you certainly live on one floor. If you want to build two stories, then with 110 m² you have extremely small rooms...

Finally some normal people! It is not uncommon here that with a small budget it "has" to be at least Neuschwanstein (converted into a mansion) :) Or paint-ready. There are various budget builders as well as self-build houses. If 3 sqm more is acceptable, the Flair113 from Town & Country could be considered. First of all, more interesting would be: is it within a development plan area, and what is allowed to be built there?
