So risk versus money.

Compare both worst-case variants financially:

Variant A: 2 - 3 months longer rental period = xxxx€ rent "lost"
Variant B: 2 - 3 months transitional accommodations, additional costs for double moves, storage, problems with re-registering residence at authorities, insurance, etc. = xxxx€ "lost"

Which variant seems more expensive to you?

By the way: it's a shame about the finished outdoor facilities if the sewage service imposes the requirement to build another handover and collection shaft on the property, with the excavator rolling in again in February to dig a 4m deep hole right in the middle, unfortunately cutting through the telephone line and ultimately having to dig up the entire garden. All of this can happen.

Alternatively, you could also try talking openly with your current landlord. Maybe they won't insist on the 3-month notice period if a new tenant is found quickly enough. Or maybe there is also a new tenant who is flexible regarding the move-in date, meaning they would move in "anytime" between January and April. In Munich, the demand should be high enough.

We made exactly this calculation. And with Scenario B we come out much cheaper. With the money saved, we could easily have a cabinet custom-made. Scenario A is definitely less stressful and lets you sleep more peacefully.

Yes, that would be nice. However, I assume that the landlord will choose not the most flexible but the most solvent new tenant.

The schedule is realistic and ambitious. What happens if it doesn’t work out? You might have to live with something missing in the apartment and do some box Tetris, for example, to get the kitchen installed. That doesn’t bother me - so I would have no problem with an early termination. Others hate improvising and feel stressed with a certain amount of chaos. Then it’s better to terminate later. As is often the case, it depends on personal preference.
