You probably have sandy soil, right? I don't know if it could be used for fill, then you would have lower landfill fees or could store part of it on the side and wouldn't need fill material. That can really make a good chunk...

Quite simply, clayey soil cannot be used to fill the excavation pit; it must be transported away and landfill fees must be paid. Sand could possibly only be stored on the side and used for backfilling. Since the earthworks accounted for about €20,000 of the incidental construction costs, many thousands could possibly be saved here...

I think you don't need to have detailed listings for each federal state. Certain costs vary from property to property and from house to house (length of pipeline routes, soil conditions, connection costs depending on [Verbandssatzung], etc.), some, e.g. gas connection, are only partially needed, property transfer tax depends on the property value (sometimes also on the house price), notary fees depend on the property value and the amount of financing. Therefore, a listing is of little use to you. I think you are best off if you factor in Epi's average value. For [Meck-Pomm], you certainly don't have to aim for the highest range, but it's better to plan too much than too little.

When it comes to earthworks, I see the biggest differences. Depending on the soil conditions and whether you build with or without a basement, the largest differences can reach into the five-figure range. The rest should, as you say, generally be below average for the region. So if you assume average costs here, you're certainly on the safe side...
