Hello everyone,

our house construction is coming up and we (2 adults, currently 1 baby) have now looked at countless floor plans, brochures, show houses, etc. for several weeks. I have put one of them into my own draft with some changes. For this I used the program Sweet Home 3D.

The orientation is certainly worth discussing. We have neighbors directly to the north and south and to the east the street + more neighbors. To the west about a 12 m wide garden and a row of trees (medium-high deciduous trees), after that comes an agricultural field path. Our main focus for garden + relaxation should therefore be in the west, but we also have garden to the south next to the neighbor. We have consciously decided against the combination of kitchen + living-dining area "in one row" and wanted the kitchen somewhat separated. Kitchen in the southeast brings a lot of light and you are more likely to notice when someone comes home or the mail carrier, etc.

If we assume the floor plan remains as is, the following questions arise for me:
- How do you generally like the floor plan? Have we overlooked anything?
- Is it sensible to attach the study and combine it with the garage under one roof, as drawn? (The idea was: somewhat shielded from the family hustle and bustle). Or does it make more sense to build the study above the garage and integrate the garage directly into the house). Transition to the study then on the upper floor.
- Is the technical room sufficient for geothermal heat pump and house connection? Photovoltaic inverters could go in the garage, right?
- The basement is not completely off the table yet, then I would definitely take the study into the main shell.

I am open to general suggestions (e.g. completely different orientation, style). But also for concrete comments on the floor plan. I just didn’t want to show up here without my own considerations, along the lines of "just think something up for me," so I have already put something on paper.

The completed questionnaire will come in the second post.

Thanks in advance!

Further wishes/special features/daily routine, also reasons why one thing or another should or shouldn't be:
- Study ideally somewhat secluded.

House design
Whose planning:
- Do-it-yourself
What do you particularly like? Why? Living-dining area with semi-open kitchen
What do you not like? Why?: Study somewhat dreary although presumably much time will be spent there. Possibly build over garage with exposed roof trusses?
Price estimate according to architect/planner:
Personal price limit for the house, including equipment: 400,000
Preferred heating technology: ground-source heat pump

If you have to waive anything, which details/extensions
- can you do without: vestibule. Study could also be in the “main cube”
- cannot do without: study

Why has the design become what it is now?
- A mixture of many examples from various magazines...
What do you consider particularly good about it?: straight staircase as divider between living-dining area and kitchen. Living area faces west to the main garden

What is the most important/basic question about the floor plan summarized in 130 characters?
Do we have major planning errors? How could the study be implemented more attractively and at the same time be somewhat secluded.

Why don’t you plan the garage as a boundary development to the north? It would enlarge the garden in the south. Otherwise, I think the orientation on the property is already correct.
