I don't know how it is in [Ö], but in [D] you probably have to provide communal areas from a certain number of apartments onwards. So if you build without a basement, you should provide an outbuilding or attic for storage and drying rooms. Possibly plan a playground. I'm sure you also have parking space requirements. But when I look at our old farmhouses with yards and estates that are being converted into apartments, there is plenty of space for ancillary rooms. That can really make for great living. I know such a house or apartment: everything top-notch, large rooms with maisonette rooms, attached balconies, a farmhouse garden for private use, and beautiful cobblestone paving in the yard with a large carport for all tenants. The rent is also reasonable for rural conditions. I would consult a [BU] specialized in such projects. Basically, everything is gutted, partly demolished, and rebuilt with new standards and technology. He can roughly tell you the costs. Then the next step is probably the tax advisor.
