I don't know how it is in [Ö], but in [D] you probably have to provide communal areas from a certain number of apartments onwards. So if you build without a basement, you should provide an outbuilding or attic for storage and drying rooms. Possibly plan a playground. I'm sure you also have parking space requirements. But when I look at our old farmhouses with yards and estates that are being converted into apartments, there is plenty of space for ancillary rooms. That can really make for great living. I know such a house or apartment: everything top-notch, large rooms with maisonette rooms, attached balconies, a farmhouse garden for private use, and beautiful cobblestone paving in the yard with a large carport for all tenants. The rent is also reasonable for rural conditions. I would consult a [BU] specialized in such projects. Basically, everything is gutted, partly demolished, and rebuilt with new standards and technology. He can roughly tell you the costs. Then the next step is probably the tax advisor. Interesting project! Keep me posted :)

WOW.
I'm excited about the numerous feedbacks.
So, there is enough space. Behind it is a hall.
And I will also offer a common room.
Parking space directly in front of the house available.

@caspar keller is rather difficult there (high groundwater)
but the areas needed I can manage on the flat ground!!

guessed it pretty nice ;)
Self-harvest plots at the back for those who want them.
Raised beds in the courtyard garden
everything beautifully laid out.
I'm still considering whether to make a common room where you can put a massage bed etc. in there and so on.
=> It should also have a bit of a social character for the community,... or the people living there. I really want to do it in a way that they have mega quality of life here (and 1 km further is a national park)

Looking forward to further assessments.
The 1.2 million were ALL FULLY FUNDED BY OTHERS?
OR was that already with own contribution?

Barbecue area in the middle or at the edge with a nice pavilion as a contact and smoking lounge. Living must be fun. I would keep the sauna [emoji6]

I have a field right behind it.
Also thinking about building something like a free-range chicken coop and fencing it in myself.
But one thing at a time.
The idea of a perfect life, you know,... ;)
but it also has to be affordable.
If I want nice (interesting) tenants, I have to offer something nicer and more interesting.
My advantage: 10km to the city limit.
No traffic (there’s no through road)
And really a great floodplain area right on the doorstep (unfortunately you can’t see it ;/ )

But it should also add up financially ;)

The 1.2 million were in my opinion in the sense of "42". Taken seriously, the number would more likely refer to the shell construction.

The 1.2 from me were all unfamiliar, only for the multi-family house. But when I read your ideas, I’m moving to 1.5.

After all, the surroundings still have to be done/designed.

The renovation was additionally estimated by me at 150-350K.

But honestly. You don’t do something like this out of passion; but to generate a certain return. In other words; once you’ve had conversations with the right people; you’ll realize that many of the goodies will simply fall victim to profit...
